Warrington PCI Management is the largest and fastest growing commercial property managers in BC. The company manages approximately 18 million sq ft of retail, office, industrial, multi-family and marine properties throughout the Lower Mainland.
We are looking for a Building Operator to join a building operations team in Downtown Vancouver. This building is about a 2 minute walk from the Waterfront Station.
Primary Purpose
The primary purpose of the Building Operator is to assist the Property Manager(s) in managing the day to day on-site operations of the properties located within a geographic area or as changed from time to time. With minimal direction from the Property Manager(s), the Building Operator is expected to ensure the safety and well-being of the tenants and to keep the building maintained at the highest possible standard at all times while performing the duties and responsibilities outlined below.
Responsibilities
The responsibilities of this position will include, but not be limited to, the following:
Tenant Relations
- Assist the Property Manager(s) in updating and managing tenant contact information.
- Maintain a visible, professional (friendly/courteous) presence at the property to promote positive tenant relationships; respond to tenant inquiries and requests in a timely manner.
- Assist tenants and potential tenants through the unit takeover, possession and vacating process.
- Inform and coordinate with the Property Manager(s) on any tenant issues.
- Ensure the health, comfort, and safety of all tenants and visitors to the property.
Property Maintenance and Repair
- Perform daily inspections and regular preventive maintenance of mechanical systems and life safety systems; maintain and operate various building management systems and equipment – as scheduled.
- Ensure all common and adjacent public areas are clean, free from litter, and in a good state of repair at all times.
- Minor carpentry, electrical (light bulbs/tubes), and plumbing repairs, will be required, as will snow removal/salting, painting (minor), and power washing.
- Light janitorial including picking up litter, cleaning spills, washroom restocking and cleanliness, etc.
- Be aware of all shut off valves to ensure that water can be shut off quickly if required.
- Monthly generator testing (weekend schedule may be required).
- Vacant suite maintenance and touch ups as per established quality standards in preparation for leasing.
- Ensure all pertinent municipal/provincial/federal regulations within the building are followed including permits and licenses, zoning and by-laws, fire and safety codes, operating codes (elevators, electrical, mechanical, structural, etc.)
- Perform on-call emergency maintenance and repairs as required.
Administration
- Maintain an adequate supply and accurate inventory of all materials and equipment necessary for the smooth operation of the property at all times.
- Prepare and manage preventive maintenance inspections and reports.
- Ensure employee and contractor compliance in maintaining all building management documentation, including, but not limited to, key and access card management, storage facility and parking assignments, rooftop access, incident documentation, health and safety recordkeeping and reporting.
- Complete all required paperwork as assigned, such as daily logs and monthly operational reports, in a timely and accurate manner.
Contractor Management
- Obtain quotes from contractors for the review by the management team.
- Ensure trades are compliant with WorkSafeBC regulations and insurance requirements.
- Coordinate and ensure contractors arrive and complete their work as defined in their contract.
- Provide access and building orientation to contractors working in the building.
Other Duties
- Be on-call after hours for any emergency at assigned properties.
- Other tasks, duties and special projects as directed by the Property Manager(s) or designate(s) as required.

Qualifications
To be successful in the Building Operator position, an individual must be committed to the ongoing demonstration and development of the following:
Education and Experience
- Minimum two (2) years commercial property maintenance service experience.
- Experience in building management and mechanical systems (Tenant Services systems such as Angus Anywhere, DDC, HVAC, elevator equipment, lighting control systems, etc.).
- Comfortable using a smartphone (iPhone, Android, or similar) and generally proficient in Microsoft Office applications, particularly in Microsoft Outlook, Excel, and Word.
- Fluent in English, both spoken and written; fluency in another language would be an asset.
- A valid driver’s license and clean drivers abstract is an asset.
- 4th or 5th class power engineering ticket.

- Knowledge of operations procedures, general maintenance (plumbing, electrical, painting, drywall, carpentry).
- Knowledge of Occupational Health and Safety practices; able to follow safe work procedures to keep self and others safe while operating various power and hand tools, as well as handling hazardous chemicals (if required).
- Ability to spend up to eight hours walking, standing, climbing stairs, lifting, etc.
- Ability to perform physical work including bending, kneeling, pushing, pulling and lifting up to 50 pounds.
- Available to work evenings, weekends, and on-call as may be required.

Pay: $60,000.00-$64,000.00 per year
