BMS Operator will be a one-point contact for all complaints and queries for all engineering activities and report to Shift Engineer and DC Facility Lead/Manager.
Key Functions:
1. To mobilize and provide all the resources to carry out the jobs with consideration of minimum down time, quality assurance, safety, and economy for the smooth running of the plant equipment.
2. To plan and arrange preventive/planned maintenance of equipment during planned shutdown of the plant.
3. Changing equipment status from Auto to Manual during preventive maintenance of equipment is carried out as per the decided frequency and vice versa.
4. Review any abnormalities/variations in equipment performance if any after the maintenance.
5. To review day to day operational activities/difficulties & problems
6. To interact with managers for troubleshooting during power cut/trouble in power supply system
7. To establish poor report and communication with all levels of employees in the same department and other departments
8. To develop harmonious industrial relations and create a sense of belongingness in the employees.
9. To establish high standards of disciplines and maintain the same.
10. To assist in preparation of budget for the department
11. To exercise control over the expenditure
Technical Skills
1. Will be responsible for monitoring (24x7X365) all installation (monitored through the installed BMS system) and will escalate and coordinate to close all faults.
2. Monitor, operation and controlling of BMS which consist of a. Electrical system ranging from 220 KV, 11 KV & 0.433 KV
b. Emergency Diesel Generator sets ranging from 1500 KVA to 3000 KVA.
c. Main HSD Tank, Diesel Day Tank & Fuel Automation System
d. UPS systems & Battery Banks
e. GIS, HT & LT Panels, PCC Panels, Power distribution panels
f. Transformers Ranging from 100 MVA to 2.5 MVA
g. HT/LT switch gears- 11 KV/6.6 KV VCBS & 0.433 KV ACBs etc.
h. HVAC system- PACs, water cooled centrifugal/screw chillers, Air Cooled chillers, primary pumps, secondary pumps, cooling water pumps, cooling tower fans, motorized control valves, exhaust fans, fresh air fan, AHUs. Etc.
i. Water leak detection system
j. VESDA system

3. Daily and hourly reading will be monitored for all major equipment’s/Systems.
4. Preventive maintenance/calibration of BMS equipment/sensors
5. Cable laying in tray/duct/trench/ground identification & rectification
6. Failure root cause analysis
7. Training of BMS personnel
8. Isolation & restoration of BMS/FAS equipment
9. System monitoring and corrective actions.
10. Preparation of MIS reports
11. BMS daily Report Updating
12. All the PPM’s must be carried out as per the PPM schedule.
13. Maintaining the parameters like Temp, RH in data Centre as per standards.
14. Maintains all the logbooks and reports.
15. Fire & Public address system testing (During PPM)
16. WLD testing (During PPM)
17. Rodent Repellant Test (during PPM)
18. VESDA Testing (During PPM)
19. Access Door Alarm & Status Testing (during PPM)
20. Temp/Humidity report Daily
21. Recording Availability check Daily
22. Monitoring & reporting 24x7 basis.
23. Documentation of all System on daily basis
24. Updating of Snag tracker & co-ordination with OEM Team for rectification and keep a track for the remaining work.
25. Updating of O&M Tracker & complaint tracker: Weekly
26. Access system report : Weekly/ Monthly
27. Validation of Access list for each entry points : Monthly
28. Providing new Access card to new employees and to be issued as per GTPL norms: As per requirement.
29. Complete Access control report: Monthly
30. Validation and verification of Access cards and requirements of Access to Client to be coordinated with DC team by last week of each month:Quarterly
31. Raising of complaint to customer care : As and when observed
Requirements
Qualification & Experience:
1. Experience in Honeywell BMS System
2. Should have executed BMS projects.
3. Knowledge of alarm coordination
4. Knowledge of Graphic Creation
5. Excellent Verbal & Written communication skills
6. Soft skills- Interpersonal relationship management, Time management etc.
