Job Description
The primary role of the Maintenance Technician is to assist with the maintenance program for the community and preserve the value of the asset. The Maintenance Technician assists in maintaining the community’s interior and exterior physical condition and is a customer service driven team player.

Roles and Responsibilities
The duties listed below are an outline of the Maintenance Technician’s responsibilities and should not be considered an all-inclusive list. As the needs of the community change, these duties may be modified as needed.
General
- Maintain a clean, professional, and OSHA approved work environment
- Assist with the maintenance operations and repairs of the property
- Assist with monitoring inventory of parts and supplies
- Complete turn-key renovations and the make ready process
- Perform preventative maintenance
- Inspect the physical condition of the property and report any problems to the Maintenance Supervisor
- Maintain pool and understand basic pool care
- Ensure work order requests are completed in a timely manner
- Understand and adhere to the Landmark Properties policies and procedures
- Ensure confidentiality of resident and company information
Customer Service
- Understand the needs and expectations of residents and exceed their expectations
- Develop a sense of community among the residents and staff
- Maintain active and effective communication with residents and parents
- Maintain a positive community environment for both residents and associates and encourage participation in events and activities
- Be available on weekends and after hours for emergency calls
Risk Control
- Understand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resources
- Document and address behaviors of residents that violate the law or the community lease agreement
- Identify and address safety and security risks
Requirements
- 2 years’ experience with electrical, plumbing, and appliance repair
- Must have excellent communication and people skills
- Strong knowledge in troubleshooting and repairing HVAC systems. HVAC certification preferred
- Must be computer literate
- Student Housing experience preferred
- Must have drivers license or reliable transportation
- Ability to work independently and exercise sound judgement
Environment
- The employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditions
- Exposure to adverse and varying weather conditions which may include extreme hot/cold temperatures, rain, or wind
- The noise level in the work environment is usually moderate
Physical Demands
- While performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.
- The employee must occasionally lift and/or move up to 50 pounds.
- Specific vision abilities required by this job include close vision, distance vision and ability to adjust focus.
