The Project Manager will manage capital improvement projects, ADU development, large-scale unit renovations and value add projects. The Project Manager will manage several projects simultaneously in the East Bay, SF, and North Bay. As a part of the expansion of 2B Living Construction Management department in the East Bay, the Project Manager will assist the Director of Construction Management in building out the East Bay 2BL construction team as well as business development.
JOB RESPONSIBILITIES:
- Manage several projects simultaneously in the East Bay, SF, and North Bay.
- Develop and review subcontractor scopes of work to ensure they are accurate and reflect a fair price.
- Prepare detailed accurate estimates for material, labor, subcontracts.
- Calculate, source, and procure all materials required for project, as needed.
- Closely track and manage project budget from end-to-end to ensure it is on track.
- Responsible for on-site management of third party general contractors, subcontractors, consultants, and 2BL internal crew.
- Proactively manage project, making decisions quickly in the field tol keep projects moving forward, focused, and within budget.
- Submit and obtain building permits.
- Schedule and attend city inspections.
- Negotiate and address change orders when necessary.
- Attend site and client meetings.
- Assist Director of Construction Management in building out East Bay 2BL construction team and business development.
Requirements:
- 3-5 years related Project Manager experience
- Experience managing capital improvement and ADU projects
- Ability to multitask, manage multiple projects at once, work independently, and work well under pressure
- Strong analytical and communication skills
- Experience estimating job budgets and schedules
- Proficient in Microsoft Office and GSuite as well as other management related software (Appfolio experience preferred)
- California Contractors License (Preferred but not required)
