What are the responsibilities and job description for the Handyman/Project Manager position at ABK Properties?
We are looking for an experienced and reliable Handy Man to work on several projects at our office. The right candidate will be able to use their own initiative, multitask and be self-motivated. The Handy Man will also be responsible for cleaning up after the job is done, attending regular staff meetings and keeping a record of all inventory used.
Responsibilities:
1) Go to specific properties and change the locks and put new key in a lockbox.
2) Take interior and exterior pictures of the property and create a property condition reports. This report will highlight the items that need repair. Will need pictures and videos as well as descriptions of work needed to discuss in detail with ownership. In addition, to measure the items that need repair on a per sq. ft. basis.
3) With the initial report mentioned in number 2, create a scope or work (SOW) and an action plan as next step items for 3rd party vendors (carpenters, plumbers, electricians, hvac, roofers) to be able to submit general bids off.
4) Monitor Job progress and draw schedules of completed work and ensure the work is being completed with quality workmanship.
5) Handle all tenement showings after the repairs have been completed.
6) Handle all tenant ongoing maintenance needs when the house is occupied.
