Basic Qualifications:
• Must be 18 years of age or older
• No experience required and on the job training provided
• No high school diploma, GED or college degree required
Preferred Qualifications:
• One (1) year of similar work experience
Responsibilities:
- Provides basic maintenance, including HVAC systems, plumbing, electrical, furniture and finishings
- Utilizes work order system and manages work orders to completion
- Identifies maintenance risks on equipment
- Cleans, adjusts and makes basic repairs on building systems
- Keeps daily logs and records of all maintenance functions
- Maintains safety and ensures compliance with Occupational Health and Safety Act
- Complies with service standards, work instructions and customers' requirements
- Assists with customers' queries
- Assist in maintaining repair and maintenance schedules, and oversight of contractors and vendors
- Maintenance of grounds and parking lots, exterior structure, doors and security systems
- Custodial duties as needed
- Complete drywall repairs and painting projects
- Keeps a tidy and organized work area
- Maintains stock of shop supplies
- Clearing drains by means of plunger and hand-held auger
- General labor, such as carrying, stacking, organizing materials used in and around the job site
- Debris and trash removal not part of janitorial contract or scope of work
- Maintaining and/or replacing door hardware
- Repair / replacement of venetian blinds
- Touch up painting in building common areas and storage areas
- General cleaning in mechanical spaces
- General cleaning of exterior entry spaces using vacuum, mop, broom, steam cleaner / high pressure sprayer, and other types of cleaning devices or equipment.
- Cleaning and painting of non-operating mechanical equipment which has been shut down, locked out and tagged in accordance with ABM Lockout / Tagout Program
- Miscellaneous handyman work requiring the limited use of hand tools
- Cleaning roof drains, air vents, registers, and radiators
- Replacing lamps and cleaning light fixtures
- Ballast replacement per ABM Lockout / Tagout polices
- Replacing ceiling tiles
- Floor tile replacement
- Completes other duties as assigned
- Complete assigned preventive maintenance and reactive maintenance repairs requiring conveyor, mechanical, plumbing, electrical, instrumentation, HVAC and other equipment, systems or structures
- Ensure repairs and maintenance to all equipment and facilities
- Respond to spills and other emergency situations, performing janitorial and maintenance tasks as necessary
- Assist in client, site or customer emergencies as needed
