What are the responsibilities and job description for the Maintenance Technician position at ACCS?
NOTE: CHATTAHOOCHEE VALLEY COMMUNITY COLLEGE OBSERVES EASTERN TIME.
The person in this position reports directly to the Maintenance and Grounds Supervisor and is responsible for the maintenance and repair of campus electrical systems, as well as minor electrical, mechanical, plumbing, and carpentry work and repairs. In addition, this position will conduct preventive maintenance on mechanical systems, including HVAC equipment. This position also involves more advanced work assisting a supervisor or HVAC vendor.
Salary: Appropriate placement on Salary Schedule E3 04: $43,468-$53,976.

Anticipated Start Date: As soon as possible, as negotiated.
1. Maintain regular and predictable attendance.
2. Troubleshoot, repair, install, replace, and test electrical circuits, equipment and appliances using necessary hand tools and testing instruments.
a. Inspect and test electrical lighting, signal communication, and power circuits and equipment.
b. Isolate defects in wiring, switches, motors, and other electrical equipment.
c. Examine and test elements of electrical systems to locate obvious faults, such as blown fuses, short circuits, broken wires, loose connections, etc.
d. Replace faulty switches, sockets, plugs, fuses, insulators, and other simple elements of electrical systems.
e. Repair defective circuits, including wiring or replacing electrical components.
f. Repair or replace defective equipment, such as motors, bearings, v-belts and other related electrical parts.
3. Assist with troubleshooting, repairing, installing, replacing, and testing HVAC air distribution systems and air handlers using necessary hand tools and testing instruments:
a. Properly install and dispose of refrigerant in HVAC systems as needed.
b. Periodically check operation of HVAC systems and equipment for safe and proper operation and perform preventative maintenance as needed.
4. Perform minor electrical, mechanical, and plumbing repairs:
a. Perform minor repairs and/or replacement of plumbing fixtures, valves, and other devices as required.
b. Perform minor carpentry work as required to repair windows, doors, hardware, screens, drywall, hanging pictures, and assembling furniture.
5. Perform preventive maintenance on mechanical systems, including changing filters, belts, grease motors, and program thermostats.
6. As required, estimate materials needed and record time and materials expended on each work order/project.
7. Respond to and assist with emergency repairs and requests.
8. Assist with and maintain required records and logs.
9. Assist with minor repairs and renovations of building, fixtures, and furniture.
10. Assist in the repairs and maintenance for computerized building operations on mechanical equipment/associated support equipment and related work as required.
11. Operate the computerized energy management system.
12. Assist and cooperate with all tradespeople and custodians.
13. Operate audio-visual equipment on campus.
14. Install CAT cables for IT and terminate circuits.
15. Install/repair/operate surveillance systems.
16. Install/repair/operate irrigation systems on campus.
17. Perform occasional repairs to fire alarm systems.
18. As directed, assist with lawn and shrubbery care around campus and with general campus preservation, including collection of refuse.
19. Assist with moving and set-up duties as assigned (i.e. equipment/furniture for campus events).
20. Perform other duties as assigned.

- High School diploma or GED is required.
- Three (3) years of full-time experience in building repairs and maintenance; must possess knowledge and technical skills for minor mechanical, plumbing, and electrical repairs
- A current and valid driver’s license is required.
- Ability to travel overnight as necessary.
- Ability to work nonstandard hours and overtime as required.
- Ability to lift and/or move up to 50 pounds.
- Certificate in relevant specialized area, such as electrical, heating, ventilating, and/or air conditioning with a minimum of 15 credit hours in HVAC or related course work.
- Five (5) years of full-time experience in building repairs and maintenance; possess knowledge and technical skills for the repair and maintenance of electrical systems.
