POSITION SUMMARYThis position is responsible for maintaining the fixed asset system including analyzing capital projects, asset additions, asset transfers, asset retirements, capitalized interest and internal costs and running depreciation as well as other general ledger and variance analysis responsibilities. General ledger responsibilities include but are not limited to preparing journal entries, maintaining, reviewing and reconciling accounting records, recording and reviewing accounting entries, and ensuring accuracy and compliance to accounting policies and procedures. The position will also assist in the organization and preparation of supporting schedules used within public filings, support provided to auditors and budgeting/forecasting information for financial purposes and enforcing internal controls.REQUIREMENTSThis position is required to work collaboratively with other departments, CRE management and with external consultants and auditors. This position requires a thorough understanding of generally accepted accounting principles and real estate. Excellent communication skills (written and verbal) are required. An undergraduate degree in accounting or equivalent is a prerequisite. Yardi software experience is desirable.SPECIFIC ACCOUNTABILITIES1. Manage fixed asset and intangible asset activities, including additions, disposals, depreciation, and impairment including preparation of monthly journal entries, account reconciliations and monthly fixed asset roll forward schedules. Assist the tax department and financial planning & analysis department with ad hoc requests related to fixed assets and depreciation.2. Manage accounting related to capital jobs which includes working with Development to coordinate timing of job closures and determining job status, month-end capital job accruals, determining proper placed in-service dates and obtaining approval from management for job closures.3. Prepares portfolio wide journal entries and analysis, as assigned.4. Review and approve journal entries prepared by property management accountants, as required.5. Assists in the coordination and review of the annual CAM reconciliations.6. Utilizes Yardi to prepare or review monthly and quarterly NOI reports and other requests.7. Assists the Accounting Manager with month, quarter and year end closing by preparing and analyzing various schedules (e.g., CRE cash flow statement, occupancy report, A/R aging, bad debt reserves, net book value, Net Operating Income (NOI)).8. Prepares data used in the quarterly and annual real estate supplement or assists in the review and validation of the supplement reports.9. Coordinate semi-annual real property tax journal entries and tenant billback process.10. Assists with providing documentation requests to external auditors and ensures the timely completion of all follow-up items.
