Allied Property Management is seeking a Property Manager for one of our Wylie, TX properties. This position will manage one or more smaller multi-family properties by performing the following duties personally or through subordinates and supervisors. Our organizations’ Property Managers optimize the return on investment for the owner while providing a quality living environment for residents and promoting a positive working relationship with team members. Supervisory position with humility, integrity, responsibility, and accountability for self and team members. Implements and monitors operations, profitability, quality service, marketing and resident relations of the property/properties, while maintaining the company investment. Utilizes management skills to train, motivate & empower our team members to reach their goals and those of our properties.

ESSENTIAL DUTIES AND RESPONSIBILITIES (this is an abbreviated list)

  • Prepares and implements a marketing plan for the property/properties each month
  • Develops and implements resident retention, marketing, advertising programs, show, and lease apartments, completing all leasing applications, and apartment leases, by ensuring all paperwork is completed
  • Prioritize, assign and monitor daily activities, service requests, make-ready priorities and construction projects
  • Responsible for maintaining budgeted occupancy levels at approved rental rates
  • Conduct training, coaching, and disciplinary action, as needed, per standards of the management company
  • Complete performance reviews as scheduled
  • Create an atmosphere of cooperation, enthusiasm, service urgency, teamwork, customer satisfaction, and professionalism among team members
  • Supervise management of inventory system in conjunction with maintenance supplies and personnel
  • Responsible for achieving the highest possible Net Operating Income (NOI) through effective cost control and maximizing revenue
  • Prepares and monitors operating budget, and reports on status of property/properties such as variance and occupancy reports
  • Collects specified rents and fees, pursues delinquent balances, and processes evictions according to policy
  • Maintain a budget control log and reviews financial statements, helps prepare monthly progress reports
  • Follow the Fair Housing Act always
  • Ensures all invoices are processed and sent to corporate on a daily/weekly basis per company standards
  • Recruits, hires, trains, coaches, mentors, develops and supervises team members and insures members meet their goals and performance standards.
  • Responsible for maintaining all data in OneSite and following policies for record keeping and files on-site
  • Supervises maintenance of buildings and grounds. Walking property/properties with maintenance team member(s) to inspect for any known life-safety hazard at the site. Ensuring that such work is noted into a work order to be completed.
  • Supervises and approves all work performed at the site by outside contractors
  • Attends to resident issues and needs, including neighbor disputes, renewals, maintenance issues, and all matters relating to the residents
  • Responsible for establishing the work schedule of maintenance staff in coordination with Lead Maintenance
  • Participates in after hours and emergency response
  • Ensures that maintenance performs and completes Preventive Maintenance Report quarterly on all units, leasing office, laundry facility, etc.

SUPERVISORY RESPONSIBILITIES: The number of supervised team members will vary depending upon the size, and quantity, of residential communities. Responsible for overall direction, coordination and evaluation of all the on-site team members. Carries out supervisory responsibilities in accordance with the APM policies and procedures and applicable state and federal laws. Responsibilities include recruiting, interviewing, hiring and training employees; planning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and concerns and resolving problems.

EDUCATION and/or EXPERIENCE:

  • Bachelor’s Degree from a four-year college or university, or equivalent in experience with a Diploma or GED
  • 5+ years of property management experience.
  • Multi-site experience is preferred.
  • Experienced in Microsoft Office. AppFolio, and OneSite preferred.

CERTIFICATES, LICENSES, REGISTRATIONS:

  • Will be encouraged to earn the ARM and CAM designation
  • Complete and pass the Fair Housing Test
  • Valid state driver’s license and liability insurance
  • Attend training courses as offered by APM

  • Dependable, patient, even temperament, team player, Firm, fair and consistent
  • Must be detail oriented with excellent communications skills, and listening skills
  • Able to work weekends, and overtime when approved
  • A strong emphasis on customer service in every action on the job and help instill this value in team members
