The Regional Property Manager is accountable for all community operations in the assigned portfolio. The purpose of the Regional Property Manager is to effectively manage and coordinate persons and available resources to accomplish community objectives as set forth by corporate and property owner.

Position Summary:
This position will conduct all business in accordance with Allied’s policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal, State, and local laws.
- Provide leadership in your assigned region and carry bottom line profit and loss responsibilities for your properties in addition to maximizing the financial performance of each property
- Personally, inspect each property in the region on a regular basis (both scheduled and unscheduled visits), assuring the marketability of the community, both interior and exterior.
- Hires, trains, supervises, and develops employees under supervision in accordance with company policies and directives.
- Monitors, assists, and makes recommendations to improve marketing activities, reviews occupancy status, and recommends rent schedules.
- Reviews and prepares financial statements for each property.
- Reviews and audits property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures.
- Resolves resident-related issues in a timely manner, with tact and excellent customer service.
- Inspects properties to ensure the highest standards of cleanliness and functionality are maintained, evaluates maintenance, grounds and housekeeping to ensure efficiency.
- Prepares, reviews and approves expenditures within specified budgetary guidelines.
- Negotiates and/or evaluates contracts, vendors, and makes recommendations.
- Fully responsible for Property goals and held accountable for property performance month-to-month.
- Documents and reports all liability and community incidents and ensures staff follows safety-first principle.
- Maintains awareness of market and industry conditions and trends via trade publications, professional organizations, etc.
- Must be willing to travel as well as remain at a location until a task is resolved, whether it be hiring and training a property manager or resolving property issues.
- Monitors compliance in all areas of the business to ensure employee practices are in accordance with organization policies and applicable laws.
Skills and Abilities:
- Strong customer service, written and verbal communication, organizational and interpersonal skills required
- Ability to develop and maintain strong relationships with customers and ensure staff does the same
- Commitment to excellence and exceeding goals
- Computer proficiency, including Microsoft Office Applications, particularly Excel, Onesite by RealPage experience is preferred.
- Ability to deal effectively with a diversity of individuals, both internally and externally
- Can effectively work independently and as a member of various teams and committees
Position Requirements:
- Bachelors Degree (or at least 5 years of experience in the residential real estate industry in lieu of degree)
- At least two (2) years’ experience in multi-site, area, or regional management capacity
- Fair Housing Certification, willingness to obtain prior to interacting with prospective resident
- Must possess a valid driver’s license, and access to their own motor vehicle,a and car insurance
- Must be willing to use personal cell phone
- Availability to work a flexible schedule including evenings and weekends as needed
- Must be able to travel via own vehicle within assigned area a minimum of up to 70% of the time
