Position Information: Provides leadership, management and vision necessary to ensure that the building and grounds are operating efficiently. Maintains departmental records, logs and files, answers and directs telephone calls and questions. Maintains professional relations with vendors, suppliers, outside contractors and government officials. Ensures that the facility is maintained at a high level, snow removal is performed in a timely manner when needed, and cleanliness and safety standards are upheld. Completes miscellaneous projects as assigned.

Essential Position Functions:

  • Responsible for the development and implementation of project planning and procedures for the facility.
  • Assists Senior Leadership in developing short- and long-term goals and strategies, providing suggestions and recommendations.
  • Effectively communicates, coordinates, and establishes working relationships with external clients, customers, contractors and officials.
  • Maintains budgets and future estimates for individual projects, ensuring adherence to budget.
  • Efficient, timely and accurate completion of facility maintenance functions.
  • Initiates and negotiates bids with contractors for maintenance.
  • Monitors and supervises production quality.
  • Oversees inspection and testing of projects and identifies problems and resolves them quickly and efficiently.
  • Regulates work flow to ensure maximum efficiency, monitoring utilization of equipment, facilities and personnel.
  • Monitors all engineering operations for compliance with established safety policies and procedures.
  • Trains, advises and counsels employees and provides suggestions to improve performance and productivity.
  • Conducts performance appraisals as assigned.
  • Maintains effective communication, coordination and working relationships with company personnel and management.
  • Works closely with other departments to maintain schedules and implement changes and revisions in operational procedures.
  • Ensures that work area is clean, secure and well maintained.
  • Calls for maintenance on vending machines and miscellaneous equipment.
  • Maintains inventory of janitorial paper supplies, cleaning solutions, parts, etc. Reorders supplies as needed.
  • Assists in OSHA reviews as requested.

  • Able to use all related maintenance equipment.

Education & Experience:

  • Three to five years of related experience preferred.
  • Associates Degree preferred or equivalent experience.
  • Knowledge of related computer applications.
  • Excellent understanding of facility management procedures.
  • Knowledge of budgeting, service contracts, and leasing agreements.
  • Ability to use Microsoft Office Applications: Word and Excel.

Physical Demands:

  • Ability to reach, lift, and maneuver objects of varying dimensions and weights up to 75 lbs.
  • Regularly required to sit, stand, walk, talk, kneel, crouch, reach, pull, push and grasp.
  • Ability to frequently bend, stoop, twist, and turn in a safe manner.
  • Exhibit manual dexterity and good hand/eye coordination, sight and hearing.
  • Occasionally work in a freezer and cooler environments.

Work Environment:

  • Warehouse and office environment, walking on concrete and occasional riding on equipment.
  • May be subject to dust, odors and a low noise level.
  • Constant temperature changes involving outside weather, refrigerated and freezer warehouse.

Supervisory Responsibility:

  • This position has Supervisory responsibility of the entire Janitorial & Maintenance Departments.
  • This position will guide the work of others. Must organize, set priorities, schedule and review work, as well as the responsibility to hire, terminate, review performance or make pay decisions. This position receives direction from the General Manager and will comply and follow all federal and state laws in addition to enforcing corporate policies to ensure compliance to provide a professional working atmosphere.

Job Type: Full-time

Pay: $24.00 - $31.00 per hour

License/Certification:

  • Driver's License (Preferred)
