What are the responsibilities and job description for the Site Technician - Annen Woods position at Annen Woods Condominiums?

Annen Woods Condominiums located in Pikesville, MD is in search of a Site Technician. Candidates for this position will be responsible for the general upkeep of the property in order to enhance and maintain its curb appeal. This person will also assist the maintenance staff in their efforts to manage the property in an efficient manner. You'll be given the opportunity to learn from the maintenance team and play a crucial part in maintaining a welcoming environment for this community.

***The salary for this position ranges between $16 to $17 an hour based on experience***

You will be expected to keep exteriors, common areas, vacant units, and walkways of the property in a clean, safe, and welcoming condition. Some of your responsibilities will include:

  • Keep sidewalks, entrances, parking lot, and grounds clean (i.e., sweep, shovel, clear leaves & debris).
  • Sweep and mop non-carpeted floors weekly.
  • Vacuum carpeted floors twice a week.
  • Pull trash dumpsters from the trash rooms on Mondays and Thursdays for trash collection.
  • Fridays & before holidays: remove any accumulated recycling.
  • Keep trash chutes clear & maintain air freshness in each trash room.
  • Twice a year clean and sanitize the trash chutes.
  • Sanitize all common area door handles, elevator, doors, door openers, trash rooms & lobbies.
  • Keep lobbies clean, dusted, and free of debris, including windows, pictures, and furniture.
  • Assist in keeping all equipment, including but not limited to, trash chutes, trash compactors, fire doors, properly functioning and free of leaks & odors.
  • Keep stairwells clean, dusted, and free of trash & debris, including railings and light fixtures.
  • Replace/repair all common area lights (light bulbs, fixtures, etc.).
  • Perform electrical repairs on lighting fixtures, switches, and outlets.
  • Deliver newspapers & packages.
  • Assist with painting and patching as directed.
  • Check all common area door locks to ensure they are working properly while working in specific areas.
  • Maintain security of buildings by ensuring that entrance doors are closing and locking properly.
  • Turn off power, water, and gas lines as directed.
  • Check elevator phones to ensure they are working on a weekly basis.
  • Change HVAC filters every 3 months, unless under contract with vendor.
  • Roof maintenance: keep clear of leaves, tree branches, debris, etc. and keep all drains clear.
  • Snow removal: remove snow from entrances and clear paths to the entrances of the buildings from the parking lot. Clear a path for the trash dumpsters, and salt whenever necessary.
  • Landscaping: water annual plantings as necessary and any additional specific requests from the Board.
  • Keep maintenance office & restroom in a clean and orderly manner.
  • Maintain janitorial, cleaning and maintenance supplies.
  • Winterize hose bibs.
  • Perform plumbing repairs, including toilet repairs, faucet repairs and leak detection.
  • Report maintenance problems and potential hazard to management and Board President immediately.

Qualifications:

Skills

Preferred

  • General plumbing, electrical, and carpentry skills and knowledge.
  • Must be available to be on call for emergencies on evenings, weekends, and holidays.
  • Physical dexterity: Must have mobility to move about property, climb stairs, stretch, bend, and kneel.
  • Ability to lift 25-50lbs.
  • Ability to use power tools.
