This is an exciting opportunity to join an established company that works with Federal contractors and has positions open throughout the country. APSI has been supporting the mission of the National Park Services for over 10 years and currently we are seeking a Construction Manager to act as the owner's agent in support of the Preserve Carver Museum at Tuskegee Institute National Historic Site project in Tuskegee, AL
This construction project will rehabilitate the existing George Washington Carver Museum at Tuskegee Institute National Historic Site, Tuskegee, AL. The offices, building space and museum area to be rehabilitated is approximately 14,528 sf. This project will correct a long list of deficiencies. The major items include corrections to water infiltration due to poor drainage and deferred building maintenance; outdated lighting systems; improperly designed, outdated and ineffective HVAC system; and a main floor structure and emergency egress paths that are not code compliant. Completion of this deferred maintenance will provide a visitor experience that will meet NPS standards for safety, accessibility, and historic preservation of this National Historic Landmark building. In addition, the work includes packing, transport, storage, and re-installation of museum collections (artifacts handling).
The primary service that will be required includes a construction manager to remain on-site during construction and observe and document the contractor's performance and conformance to the contract plans, specifications, building codes and safety standards. In addition to the on-site responsibilities, the DSC will require Cost Estimating, Project Management, Scheduling Assistance, Scope Documents, Proposal Analyses, Conducting Meetings and Communication with Contractors and Park Employees
Daily Responsibilities:
- Maintain excellent relationships with clients, building occupants, architects/engineers, and contractors;
- Provide Quality Assurance inspections and documentation of contractor compliance;
- Manage and document contractor schedule progress from inception to close out;
- Lead project job-site meetings and take meeting minutes;
- Review contractor work in place to ensure compliance with plans and specifications, provide daily reports
- Review and approve of contractor monthly requisitions and invoices;
- Efficient change order management and cost control;
- Report on project issues and providing status updates;
- Perform other duties as may be required.
Required Qualifications (Experience, Education, Certifications, Clearances, etc.):
- Minimum of ten (10) years of construction experience serving as a Construction Manager, Construction Management Representative, Owner's Representative
- Occupational Safety and Health Administration (OSHA) 30-hour construction safety training.
- Demonstrated ability to prepare draft modifications, independent government estimates, coordinate and track responses to requests for information, process submittals, prepare field observation reports and conduct progress meetings and prepare meeting minutes.
- Experience managing projects of similar size and scope
- Strong computer skills, experience with MS Office, Adobe and Project Management software programs
Preferred Qualifications:
- BS Degree in Engineering, Architecture, or Construction Management
- Experience as a CMR on National Parks projects
- Experience with federal policies and procedures, including the National Parks
- Experience managing Museum renovations, and projects that included: masonry repair and brick repointing, corrections to water infiltration, site work to correct drainage, foundation repairs, HVAC replacement, emergency access improvements, window and door repairs, energy code upgrades, restroom renovations, light fixture replacements, roof structure repairs.
