Ready

The function of this position is to perform the day-to-day duties of Maintenance details as directed by the Property Manager, Operations Manager, and Maintenance Supervisor.
The corporate office will oversee all work done within this position.

You will be responsible for your transportation to each daily assigned property.
This is a full-time, typically 8:30 a.m. – 5:00 p.m. (30-minute lunch) position.

This responsibility of property care and upkeep includes but is not limited to the following:
1. Turning the units and performing all the duties of getting the property into a showable and acceptable rental condition.
2. Promoting a clean, safe, and enjoyable place to live by keeping the complex and the units in a desirable state to promote a healthy and pleasant environment.
3. Complete a maintenance checklist on every unit
4. Prep to open and close the pool during the season. We are maintaining the pool and keeping it open throughout the pool season.
5. Cleaning all areas in the apartment according to the checklist provided by the manager.
6. Painting all interior/exterior items to freshen and improve the presentation.
7. Repairing all plumbing items such as faucets, flappers, and water heater replacements.
8. Conduct all scheduled interior inspections to determine the function and replacement of filters, smoke detectors, repair of water leaks, and fire extinguishers.
9. Keeping an operable Zone Line in the Units, when applicable. This will include removing and replacing the inoperable unit with a backup unit.
10. Repairing wall text, hanging doors, repairing subfloor.
11. Regular maintenance to the exterior, such as cleaning gutters, roof repairs, fence maintenance, and crawl space inspections.
12. Repair and service the Zone lines.
13. Turn in notice when parts are needed for repairs/replacement and stock shop once a week.
14. Maintaining the cleanliness and order of the maintenance shop and storage areas.
15. Regular maintenance on the tools provided (i.e., paint sprayer/hopper, golf cart, saw)
16. Completing work orders promptly and cleaning up after yourself, so the tenant doesn’t have to. Turning in completed work orders DAILY
17. Helping other teams when work orders are caught up and different property projects.
18. Notify OM/PM/MS immediately of any issues in a unit or on a property you see
19. Informing the OM/PM/MS when you are done in the unit and ready for final inspection

This position will be full-time, requiring 40 hours a week
Nights & Weekends on rotation for on-call emergency maintenance phone.
Travel may be required for maintenance in Clarksville as needed.

As an experience, skill level, and qualifications for the position increase, pay may also increase. The first 120 days of employment are considered probationary. At the end of this probationary period, if the employee has been awarded “full-time” status, benefits will begin as outlined in the
Human Resources Manual. The pay periods begin on Thursday, run for two weeks, and end on.
Wednesday, with the check, paid out the following Friday. All paychecks will be directly deposited into a bank account, and you will receive a payment stub from the bookkeeper or by mail. There will not be overtime pay. You must communicate when comp time is required in a pay period.

Compensation will be hourly, payment of 18 to 25 dollars per hour, and will be paid bi-weekly.
(every two weeks). Full-time employees qualify for benefits such as vacation time, Holiday pay, leave of absence, and personal days as outlined in the Human Resources Manual. No overtime in any workweek unless approved in writing by HR & Director of Operations.
