Job Summary
This position is responsible for keeping the property grounds, stairways, and other public areas neat, clean and free of debris. Position may also be required to perform other cleaning and basic maintenance/repair work under the supervision of the Service Manager.
Essential Responsibilities
- Maintains storage and shop areas in a neat, well-stocked, clean, organized manner.
- Works with property staff to maximize renewals by performing maintenance procedures as required by the property renewal program.
- Assists with the completion of basic, routine property maintenance tasks requested by the Service Manager.
- Works with maintenance team to complete turn-key operations. Trashes out apartment units and empties trash into dumpster.
- Under the direction of the Service Manager, regularly inspects property and reports maintenance and repair issues.
- Regularly inspects grounds, stairways and common areas. Ensures all areas are clean and free of debris. Sweeps and blows walkways and common areas, rakes grounds, picks-up and disposes of trash including boxes, furniture, fixtures and furnishings, and cleans windows, doors and signs, vacuums and mops floors as required, and in inclement weather, assists with snow removal and ice removal.
- If the property has a pool, groundskeepers are required to clean and maintain pool areas and may be required to perform basic pool maintenance.
- Performs trash removal functions including transporting trash to the dumpster and compacting trash. Keep dumpster area clean and neat.
- Works with Service Manager to ensure adherence to company safety standards, policies and procedures. Wears and uses safety equipment, as required. Also, under the direction of the Service Manager, completes safety inspections and adheres to company key control policies.
- Is familiar with property map that clearly identifies all utility cut-offs, the location of hydrants, gas mains and any other property safety information.
- Under the direction of the Service Manager, regularly inspects property for safety and security issues, including, but no limited to: Non-functioning lights, ground and trip hazards, broken fences, exposed wiring, potholes, and sewer line breaks.

Qualifications
No experience is required. Must have proven ability to successfully work as a team member. No specific educational level is required. Must be able to read, write and communicate in English. Position requires good customer service skills. Must be able to work effectively with a team of people. Ability to pass preemployment screenings and possess a valid driver's license.
Machines, Tools and Equipment, Software:
Hand tools normally used in construction, maintenance and landscaping. Power tools including circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine, and all chemicals associated with maintenance and landscaping essential job functions. Motorized Vehicles.
Physical and Visual Activities
Inside and outside work in all types of weather. Medium to heavy work requiring prolonged or repeated standing, walking, climbing, climbing stairs, climbing ladders, working at heights, stooping, kneeling, crouching and lifting to a maximum of 100 pounds, with frequent lifting and carrying of up to 50 pounds. Good eye/hand coordination is essential. Color perception, the ability to differentiate colors in terms of hue, and the ability to identify a particular color or color combination from memory is required. Must be able to lift and work heavy equipment.
