Assurant has an exciting opportunity for an AVP, Real Estate Strategy!
This individual will be a Senior Leader within the Corporate Real Estate and Facility team responsible for providing thought leadership and development of the Enterprise Real Estate and Occupancy Planning Strategy in a collaborative environment. Provides Assurant leadership strategic guidance on industry trends and best practices relative to corporate real estate and workplace planning solutions. Plans, organizes, leads, controls, and coordinates the preparation of the company’s real estate strategic plan aligning the portfolio with the needs of the business. Oversees the execution of real estate transactions with minimal interruption to the business. Provides support for mergers and acquisition with detailed analysis enabling the business to properly evaluate potential transactions.
Primary Job Responsibilities:
In consultation with various levels of management and personnel as appropriate, develops short- and long- term goals and plans for areas of responsibility. Including relevant metrics to monitor attainment.
Manage Enterprise lease management program, data management, landlord payments, reporting, real estate transactions, broker management, site selection, lease negotiations, and internal review and approvals.
Manage the Enterprise occupancy planning process analyzing the seating capacity compared to the expected usage. Overall focus on aligning the real estate strategy focusing on optimization of space utilization, operational cost efficiencies.
Develops, secures approval of, and administers an operating budget for attainment of agreed upon goals in accordance with approved plans. Forecasts functional requirements; prepares annual budgets; schedules expenditures; analyzes variances; initiates corrective actions; provides information for periodic status reviews.
Formulates policy for governance of real estate matters and secures appropriate approvals as needed. Establishes functional objectives aligned with corporate objectives; initiates, coordinates, and enforces functional policies and procedures; measures and ensures results.
Hires, develops, evaluates, and (when necessary) disciplines and discharges subordinates personnel or makes authoritative recommendations in such matter. Develops function-specific orientation and training programs for area personnel. Establishes standards for effective job performance and evaluates subordinates according to such standards. Delegates these responsibilities to supervisory personnel as appropriate.
Responsible for the development and maintenance of an effective organization for areas of responsibility, including a) efficient work flow patterns; b) established performance standards; c) effective delineation of duties and responsibilities; d) suitable staffing levels; e) appropriate supervision; and f) systems for timely communication of pertinent information.
Responsible for the provision of services in the area of project management, including managing and overseeing real estate projects. Responsible for determining needs and delivering Financial Analysis throughout the corporation. Projects involve managing teams across corporate and business units. Studies and presentations are organized to identify strategic areas requiring management focus. Makes recommendations to improve operational organization and cost structure. Works with related management and department heads to implement and monitor agreed upon solutions.
Responsible for the development, implementation, documentation, and monitoring of an ongoing quality assurance program for area(s) of responsibility. Ensures compliance with regulatory agency guidelines and standards.
Remains abreast of developments in the fields of corporate real estate, insurance, finance, and accounting, by pursuing a program of self development, participating in professional organizations, interacting with peers, reviewing pertinent literature, and so forth. Incorporates advancements when practicable and cost effective.

up to 25% as needed but will likely be less
Number of direct reports and responsibility for the work of others:
2 Directors of Real Estate and Manager Global Occupancy Planning
Note that in addition to the 2 direct reports, the position provides oversight of the outsourced lease administration (3 FTE) which manages off of the company’s leases and occupancy planning functions (3 employees) which analyzes and provides occupancy solutions such as seating assignments, building restack and consolidation
Provides the overall direction necessary to ensure the delivery of efficient and effective area services. Trains and Develops the skills in the entry level department positions in order to form a cross-trained department team and to develop backup in the high skill areas
Basic Qualifications required - Experience, Skills and Knowledge:
Bachelors level degree or equivalent
Minimum of 10 years of experience in commercial real estate with at least 3 years of administering a global a corporate global lease portfolio
Understanding of real estate finance and the economics of real estate transaction and portfolios
Prior experience: 7 years negotiating complex contracts, transactions and legal requirements
Knowledgeable of complex transactions, lease administration operations, investment analysis in global corporations
Preferred Experience, Skills and Knowledge:
Corporate real estate professional designation preferred
Extensive knowledge of principles, policies, and practices relating to the corporate real estate industry – especially Lease Accounting standards
Outstanding interpersonal skills, oral and written communication, and the ability to interact with senior leadership
Strong relationship and project management skills
Strong strategic planning, decision making, and negotiation skills
Working knowledge of the ProLease software
Proficient in Microsoft Office suite, primarily Word, Excel, and PowerPoint
