About the Role:
The 1099 Renovation Technician will be a valued partner of our Turn and Maintenance team. They will be responsible for completing assigned Turns and working to complete assigned work orders from our Joint Venture and 3rd Party property management teams. The 1099 Renovation Technician role is much similar to a General Contractor. They will take the assigned scope of work from the Turn Coordinator and ensure they complete all aspects of the Scope of Work in its entirety.
Responsible for obtaining materials, completing the required maintenance, coordinating sub-contractors and vendors and inspecting the final completion of the turn; the 1099 Renovation Technician is a hands-on role that requires a high level of skill, organization, and coordination.

- Completing assigned work orders to high quality standards in an efficient timeline.
- Communicating with residents to ensure work order appointments are met.
- Communicating with the Turn Coordinator to ensure turns are completed and the Turn Coordinator is up to date with the current status of any turn pending or in progress along with completions.
- Inspecting the assigned turn to ensure the proper materials are purchased to complete the turn.
- Uploading all invoices to AppFolio and following proper invoicing procedures.
- Coordinating and scheduling the necessary vendors to complete the turn within the required $1000 per day construction time.
- Tracking all costs such as hours worked per turn and vendor/material costs.
- Accessing the turn for any change orders and creating any necessary change order bids for the Turn Coordinator or Property to approve if necessary.
- Utilizing the provided Scopes of Work for each project, complete the required turn maintenance on the scope of work.
- Walking final projects to ensure entirety of the requested maintenance is completed at a high quality.
- Overseeing and working in multiple turns to ensure turns are completed on time and high-quality standards are met.

What you bring:
- Demonstrated expertise in general maintenance and handyman work within single-family, multifamily units and building common areas.
- Plumbing: Experience repairing and replacing common plumbing fixtures like P-traps, shower valves, toilets, faucets, disposals, and shut-off valves. You'll also be adept at clearing clogged drains with a snake.
- Electrical: Proven ability to safely change lights, switches, outlets, and fixtures, as well as troubleshoot minor electrical issues.
- HVAC: Experience with light HVAC work, including swamp cooler repair (HVAC certification not required).
- Drywall: Skilled in patching, replacing, mudding, and texturing drywall, from small repairs to larger projects.
- Must have a driver’s license and a reliable form of transportation
- Must possess Liability Insurance
- Must have an active LLC
- Must have relevant tools
