About the Porter | Groundskeeper Role
The groundskeeper/make ready position is responsible for addressing an array of apartment and property duties as specified by the maintenance supervisor and/or property manager. As groundskeeper, (s)he is responsible for the meticulous upkeep of grounds, amenities, building exteriors, leasing office, tour path, parking lots, and other areas of the assigned apartment community, with maximization of the property’s marketing appeal and the highest level of customer satisfaction in mind. As make ready, the primary responsibility is to ensure that all vacated apartments are thoroughly restored to “market ready” status in a timely manner.
Porter | Groundskeeper Responsibilities and Objectives
- Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and always interacts courteously and professionally with current and potential residents
- Remove trash and other debris from office areas and apartment community perimeter daily
- Inspect vacated apartments and complete checklists regarding make-ready
- Perform assigned tasks in a friendly, cooperative, and timely manner
- Clean available apartments and/or model homes and common areas of the community, as directed
- Assist with painting duties when requested. Transferring paint from storage areas to apartment units when painting is scheduled
- Lend assistance during trash-out of apartment, e.g., moving heavy/bulky items to dumpster
- Replace locks when requested, in a timely manner. Make new keys when requested
- Address property maintenance concerns related to inclement weather or conditions (i.e., snow removal, windstorm, flooding, etc.)
- Clearly and immediately report any maintenance and/or life safety issues identified while performing regular assigned duties
- Assist management team with other various tasks as required
- Always represent the community in a professional manner and appearance
- Learn and comply with all company, local, state, and federal rules, and regulations
- Safely operate all maintenance tools, equipment and machinery including golf carts
- Perform tasks described above without seeking outside contractor assistance
- Communicate professionally and clearly with residents, co-workers, and senior management
- Contribute to and foster a team approach to serving residents and maintaining a successful community
- Complies with all company national standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws
- Perform other duties as assigned
Education and Experience
- High school diploma or equivalent is required.
Skills and Requirements
- Ability to read, write, understand, and communicate in English
- Ability to use a computer
- Exceptional customer service and interpersonal skills
- Ability to cope with and defuse situations involving angry or difficult people
- Must maintain professional appearance and comply with prescribed uniform policy
- Must maintain a valid driver’s license, clean driving record and current auto insurance is required
- Must comply with all safety requirements
- Ability to shovel snow, apply ice melt, and operate a commercial snow blower
- Ability to communicate in a professional manner
- Ability to handle conflict with resident
- Ability to prioritize and meet deadlines
- Ability to use discretion and maintain confidentiality
- Required to complete and successfully pass the Avenue5 Fair Housing and Preventing Discrimination and Harassment training and other courses, if assigned
Scheduling
- Required to maintain a regular schedule which may require working overtime, weekends and non-traditional holidays.
- May be required to be on-call and aid during staffing deficiencies on-site.
Environment
- Exposure to hot, cold, wet, humid, or windy conditions (temperatures may vary depending on the weather in the different regions).
- Exposure to noise, vibrations, atmospheric conditions, as well as working in confined or restricted spaces.
- Potential exposure to communicable diseases through frequent contact with public.
- Possible exposure to short-tempered or aggressive people.
- Potential exposure to chemicals, electrical shock, heights, mechanical parts or machines, and fire.
Physical Requirements
Avenue5 will make reasonable accommodations to enable individuals with disabilities to perform the essential functions. These functions include, but are not limited to:
- Ability to lift, push, and pull up to 100 pounds
- Ability to walk around the property several times daily - up 10 miles a day
- Ability to walk on uneven surfaces
- Ability to climb several flights of stairs several times a daily

- Must be able to sit, stand, reach, bend, and stoop for extended periods of time
- Ability to use standard maintenance equipment

- Perceiving the nature of sounds at normal speaking levels with or without correction
