What are the responsibilities and job description for the Property Manager position at Barrington Group Inc?
Colonial Center is a retail strip-center located in the heart of Newark, OH. The center is anchored by a Family Dollar and consists of other small, local businesses.
We are currently looking to hire a Property Manager to manage the center and maximize the center's potential.
This role is not full-time, however, may require some evenings and/or weekends, depending on the needs of the property. Once fully leased and operational, it is estimated that the hours required weekly are between 15-24 hours per week. These hours will vary based on the needs of the property.
Duties:
The Property Manager will oversee the day-to-day management of the center:
- Advertise, market, and lease available space.
- Understand local commercial real estate market and maximize leasing rates.
- Conduct thorough tenant screenings and background checks.
- Prepare and execute lease agreements and renewals.
- Engage with tenant(s) to collect delinquent accounts.
- Respond to tenant inquiries, complaints, and maintenance requests in a timely manner.
- Coordinate and supervise property maintenance and repairs.
- Ensure tenant compliance with all lease terms to include required hours of operation.
- Ensure exterior of property is in clean, broom swept condition, free of debris and garbage.
- As space becomes available, procure and supervise contractors to clean, clear, and bring unit to show condition.
- Bi-annually submit recommendations, bids, and supervise capital improvement projects.
Experience:
- Minimum of 2 years of experience in Property Management, Sales, Leasing, or Similar
Role.
- Marketing, Sales, and Customer Service Experience is required.
- Strong phone etiquette and communication skills.
- Ability to negotiate lease terms and resolve maintenance issues timely and cost-effectively.
- Excellent administrative and organizational skills.
- Experience with filing and maintaining office documents.
Skills:
- Knowledge of property leasing procedures and local real estate market.
- In-depth understanding of creative marketing tactics, sales, and customer service.
- Ability to effectively manage property maintenance tasks.
- Strong problem-solving skills and attention to detail.
