Beach Front Property Management, Inc. is looking for an experienced On-Site Property Manager and Maintenance Technician to join our team. We are looking for a 2 person team of self-motivated individuals with strong customer service in property management and maintenance experience to oversee the daily operations of our property in Delano, CA.
Position Type: Property Manager (Part-Time) & Maintenance Technician (Full-Time)
Report to: Regional Property Supervisor
Compensation: Base pay Discounted Rent
The Essential Functions of the Onsite Community Manager/ Maintenance Technician are as follows:
· Comply with daily, weekly, and monthly deadlines.
· Prelease and Lease vacant units within 30 days of becoming vacant.
· Have full knowledge of Fair Housing and all BFPM property policies and procedures.
· Accountable for processing invoices in Yardi Payscan.
· Collect rents and other monies due and process in Yardi.
· Monitor rent roll daily and maintain delinquency report.
· Prepare and send out notices as needed.
· Act as the first point of contact to assist and resolve problems and complaints from residents.
· Attend legal proceedings pertaining to the property.
· Inspect property daily to ensure the property is maintained and in clean and presentable condition.
· Responsible for ensuring that all make-readies are completed in 3-5 days.
· Responsible for completing area market surveys.
· Coordinating maintenance issues and following up to ensure that it's completed.
· Responsible for ensuring all after hour emergencies are addressed.
· Managers responsible for weekly property inspections.
· Responsible for ensuring all residents follow house rules and regulations.
· Perform general maintenance such as plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, glass replacement, etc.
· Responsible for timely completion of all phases of apartment make-ready work, troubleshooting and repair of most major and minor mechanical systems.
· Responsible for unsupervised, timely completion of occupied apartment service requests in accordance with predefined company and property standards.
· Responsible for all aspects of maintenance of the property, including resident satisfaction and contribution to property occupancy goals.
· Participate in preventive maintenance programs and on-going maintenance and repair of all mechanical systems of the property, to preserve and maintain the asset.
· When called upon, perform groundskeeper responsibilities.
· Follows all applicable safety rules and regulations.
· Maintains professional and technical knowledge.
· Contributes to team effort.
· Assist with other duties as assigned
Skills required to complete these jobs include but are not limited to the following:
· Yardi Voyager experience preferred
· Experience in Residential Property Management or similar/relevant experience.
· Strong interpersonal and communication skills.
· Excellent written and verbal communication skills.
· Excellent organizational and time management skills.
· Must be able to work weekends.
· Strong analytical and decision-making skills.
· Good influencing and negotiation skills.
· Proficient in Word, Excel, outlook, Microsoft Teams
· Ability to operate various hand and power tools and equipment.
· Walk, stand, and kneel for prolonged periods, climb a ladder.
· Ability to operate a motor vehicle.
· Ability to operate hand tools and equipment used in grounds keeping such as lawnmowers, weed eater, shears, trimmer, etc.
