The Asset Manager is primarily responsible for the execution of asset business plans to maximize investor returns, while evaluating and reporting performance. The Asset Manager will work towards the development, coordination, and evaluation of initiatives that create value at an asset through capital deployment, expense reduction, revenue generation, or strategic implementation. While many responsibilities will be typical to the industry, our unique approach to our investments will require creativity and hustle from prior to the acquisition of an asset, through its ultimate disposition.
Essential Job Duties and Responsibilities
Develop, present, and help execute comprehensive management and optimization strategies for each asset.
Monitor cash flow, distributions and returns.
Create strategies and communicate recommendations to maximize total return for each asset and increase property values over time; coordinate and execute successful asset dispositions and refinance transactions.
Ensure adherence to budgets and business plans and effectively communicate changes to management for approval.
Modify business plan strategies as needed based on operating results and changing fund/investor objectives.
Successfully partner with internal property management teams, including working with Property Managers, Regional Managers, leasing staff and marketing personnel.
Review financial reporting and variance analysis and coordinate with accounting personnel to ensure that financial statements are accurately presented.
Perform asset-level valuation reviews and hold-sell analysis as needed, including gathering market data, reviewing property performance, and measuring each asset against its budgets and goals.
Analyze projected capital projects to determine feasibility considering the asset’s hold period.
Develop value add business plans that provides our residents with the living the deserve at a price that is affordable
Draft asset cash forecasts and capital call documents/memos as needed.
Oversee and advise tax consultants on property tax matters
Various projects as needed relating to asset strategy.
Education and/or Experience:
BA/BS degree in Finance, Real Estate, or related field with strong record of academic achievement.
Minimum of four years of real estate, analysis/asset management experience with multifamily properties, priority given to experience with value-add, workforce housing.
Collaborative work style and ability to work in a team to achieve goals.
Comprehensive understanding of multifamily real estate transactions and structures; excellent analytical skills.
Must be highly organized, detail-oriented, able to handle multiple concurrent projects with an ability to independently identify and solve key business problems.
Attention to detail.
Excellent verbal and written communication skills. Able to present ideas persuasively and defend these in a clear, concise, and compelling manner.
