Position Summary
The Maintenance Supervisor is responsible for the day-to-day maintenance operations of the property and ensures that the overall physical aspects of the property meet the Company’s established standards and any applicable laws. This position is also responsible for interior and exterior maintenance, quality control, purchasing and supply management, budgeting and the overall safety, security and well-being of the community.
Essential Duties & Responsibilities
· Recruit, hire, train and supervise all maintenance associates and conduct regular performance appraisals. Provide feedback to associates with the assistance of the Property Manager.
· Ensure that the community and its grounds are in good repair and provide a safe and attractive environment for residents
· Performs property inspections on a regular basis in order to maintain cleanliness and identify problems.
· Manages and responds to resident maintenance issues and repairs by responding promptly and professionally.
· Schedules, monitors and performs preventative maintenance and apartment turns.
· Leads on-site maintenance staff and participates in diagnosing problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, drywall, exterior structural & appliances.
· Ensures swimming pool and fitness areas are inspected daily.
· Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance team to items that need to be repaired.
· Ensure proper removal and disposal of trash
· Purchases maintenance supplies for the property while staying within the planned budget.
· Reviews, prepares, and submits property invoices accurately and in accordance with established guidelines.
· Ensures excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents.
· Perform other duties as requested
Education and/or Experience
· High School degree or equivalent is required
· Must have EPA Certifications and CPO license
· 3 years previous maintenance supervisor experience in the apartment/hotel industry
Skills/Specialized Knowledge
· Ability to read, write, understand, and communicate in English.
· Ability to use a personal computer and has working knowledge of email, Microsoft Word, Excel, and Onsite or other types of on-site accounting software.
· Ability to use general office equipment, such as telephone, fax machine, printer, copier, 10-key, and key track system.
· Excellent customer service and interpersonal skills; ability to relate to others.

· Ability to perform basic mathematical and accounting functions.

· Ability to be at work on a regular and consistent basis; Overtime may be required for this position.
