SUMMARY

 

The Director is responsible for managing all aspects of the maintenance and landscaping departments and serves as a project manager. This includes the care and upkeep of all maintenance assets, such as heavy equipment, managing maintenance/landscaping budget and resources, and managing and training Maintenance and Landscaping staff. The Director of Campus Management is also responsible for planning, directing and executing projects to maintain, repair or construct facilities and equipment at Birmingham Zoo, Inc. (BZI). This position is an integral part of the Zoos safety program and is responsible for the training of staff on safe and proper use of equipment and ensuring that safety procedures are followed. They will be responsible for overseeing the continuous improvement of the maintenance, landscaping, and project management processes and executing long-term strategic plans.

 

 

ESSENTIAL FUNCTIONS

  • Participates in the planning of renovations and major projects at the Zoo, with proactive planning to future maintenance requirements.
  • Participates in the planning and implementation of short- and long-range goals and priorities for BZI maintenance and landscaping needs.
  • Directs a formalized preventive maintenance schedule to appropriately steward the Zoos buildings and equipment; schedules repairs, maintenance and installation as needed.
  • Directs teams skilled in a variety of building trades to address HVAC, construction, welding, electrical, plumbing, and other ongoing maintenance needs of the Zoo.
  • Plans, prioritizes and directs landscaping team on a variety of needs on grounds and exhibits.
  • Plans, prioritizes, reviews and evaluates performance of personnel, contractors and sub-contractors engaged in construction, maintenance and repair of Zoo facilities and equipment.
  • Responsible for implementing and maintaining work order system to ensure orderly and prioritized management of facility maintenance and repairs and landscaping needs.
  • Responsible for developing and maintaining quality standards.
  • Responsible for developing and maintaining safety standards.
  • Qualifies suppliers for approval based on price and delivery/inventory needs.
  • Gathers bids on projects outside the capabilities of the in-house staff
  • Maintains records and files on equipment, supplies, and assigned staff.
  • Manages the department operating budget and project budgets as assigned. Requisitions supplies as needed within budget constraints or with executive approval.
  • Participates in troubleshooting and repairs.
  • In collaboration with Operations team, assists in training authorized approved Zoo staff in the operation of the Zoos heavy equipment and rides.
  • Keeps the Zoo free of hazardous waste through timely and proper disposal of all waste streams common to maintenance such as paint, oil, cleaning solvents, etc.
  • Attends meetings and seminars as appropriate to keep abreast of changes in the construction and facility maintenance field; maintains membership in the Aquarium & Zoo Facilities Association (AZFA).
  • Serves as Manager on Duty as needed.
  • Other duties as assigned.

SAFETY ANALYSIS

The Director of Campus Management position is impacted by hazardous exposures common to the maintenance industry. Some of the following exposures will occur daily:

  • Exposure to unusual elements, such as dirt, dust, fumes, extreme temperatures, humidity, darkness, and/or noise.
  • Hazards associated with train and carousel ride operation and maintenance.
  • The proper use and understanding of cleaning agents
  • Hazards associated with swimming pool maintenance and the use of chloride.
  • Equipment operation requiring the use of personal protective equipment such as ear and eye protection.
  • The hazards of working with electricity.
  • Understanding the protocols surrounding confined space.
  • Requirement to troubleshoot equipment in high and hard to reach locations.
  • Working in close proximity to animals and sensitive animal areas.

 

Specific training and procedures will be provided, designed to maintain our highest priorities: safety of guests, staff, and the animal collection.

The Director of Campus Management is responsible for keeping safety policies and procedures for their areas updated. In addition, the Maintenance Manager will conduct monthly safety training sessions addressing specific situations that could occur in their department.

The use and understanding of a variety of personal safety equipment is mandatory. The Director of Campus Management bears overall responsibility for making sure that all staff under their direction are trained on the proper use of safety equipment.

The Director of Campus Management, as with any staff member of the Zoo, is required to be familiar with the Zoos overall safety policies as outlined in the staff handbook as well as being responsible for reporting any injury immediately to the Safety Manager, first aid department, or Manager on Duty (MOD).

 

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by a staff member to successfully perform the essential functions of this job. While performing the duties of this job, staff should expect:

  • Use of hands, fingers, tools or controls.
  • Frequently required to stand; walk; sit; reach with hands and arms; stoop, kneel, bend, crawl, crouch and talk or hear.
  • Routinely lift and/or move up to 50 pounds.
  • Requires frequent walking for long distances
  • Exposure to wet surfaces.
  • Frequent exposure to the elements can be expected.
  • In some areas, may be required to wear a face mask and or other personal protective equipment for long periods of time.


QUALIFICATION REQUIREMENTS:

 

Education and work experience

  • High School Diploma required; College degree in Engineering or other related field preferred.
  • Five (5) or more years as a facility maintenance supervisor or equivalent experience.
  • Membership, or willing to become a member, in the Aquarium & Zoo Facilities Association (AZFA).

 

Skills and Knowledge

  • Must have ability to utilize the following materials: blueprints, calculator, computer, general office equipment, hand-tools, and power equipment.
  • Ability to manage multiple priorities and coordinate with others to provide deliverables on an agreed upon deadline.
  • Ability to think critically and possess demonstrated time-management skills.
  • Strong written and verbal communication skills; ability to convey information clearly and concisely.
  • Basic knowledge of the Microsoft suite; experience with online databases a plus
  • Strong organizational skills with strong attention to detail.

Other Requirements:

  • Must have current negative TB test and provide documentation, or be willing to have a TB test.
  • First Aid/CPR certified or willing to be trained and certified, preferred.
  • Must be willing to us Zoo vehicles and occasionally travel locally. Must have a current valid drivers license with no serious prior traffic violations (within the last five years).
  • Must be fully vaccinated for COVID 19.

 

POSITION TYPE AND HOURS OF WORK

  • Full time
  • Schedule varies between weekdays and weekends. Weekend work and being on call required as well as occasional evening work and holidays.
