FULL TIME MAINTENANCE TECHNICIAN
Modesto CA
We are seeking a Maintenance Technician to work for our professional property management company in a friendly and welcoming environment, maintaining the grounds and the park-owned facilities at two parks. This is a full-time, non-exempt hourly position, working mostly outdoors. Compensation will be based on experience. Some overtime opportunities will be available. We are looking for individuals that are responsible self-starters that can work well with our management team.
The Maintenance Technician position is responsible for all phases of park improvement projects and maintaining park common areas. Responsibilities include but are not limited to carrying out daily instructions provided by the Community Manager and/or Regional Manager, completing park improvement projects on-time and within budget, completing park improvement projects safely and with resident comfort and convenience in mind, and utilizing a broad set of skills to complete a variety group of projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Provide all tenants, guest’s and vendors with prompt and courteous service.
- Promote and support Company image, safety, cleanliness, and professional standards.
- Follow assigned work schedules and work duties from supervisor(s) appropriately.
- Execute all duties and responsibilities as defined by standardized operating procedures and guides.
- Ensure that property facilities and utilities remain in proper safe working condition.
- Coordinate the collection and assessment of competitive bids from 3rd party service providers to resolve maintenance and site development projects as needed.
- Supervise the work of all 3rd party contractors and vendors to ensure a satisfactory level of services provided.
- Stay familiar with Company policies and procedures.
- Landscaping, grounds & property maintenance.
- Basic to intermediate plumbing and electrical repairs.
- Facility maintenance and construction.
- Working with underground utilities such as sewer and water lines.
- Machine and small engine maintenance.
- Projects may include digging, painting, carpentry, trash outs, fence building, etc.
- Maintain tools and equipment in a clean, organized maintenance work facility.
- Other duties as assigned by supervisor.
GENERAL RESPONSIBILITIES:
- Carry out and complete assigned tasks by Community Manager/Regional Manager.
- Adhere to all city, county, state, and federal regulations.
- Stay familiar with the Company Handbook and Company Policies.
- Communicate effectively with team members to resolve problems and provide information as needed.
- Work in a safe manner always and report all accidents immediately.
EDUCATION and/or EXPERIENCE: 2 years experience in any of the following trades necessary, multiple trades preferred: Carpentry, landscaping, painting, plumbing, stonework, fencing, lighting/electrical.
LANGUAGE and/or COMMUNICATION SKILLS: Ability to read and comprehend instructions, correspondence, memos. Ability to write simple correspondence. Ability to read and comprehend instructions as well as procedural manuals. Ability to effectively present information in one-on-one and small group situations to guests and other team members. Ability to communicate with personnel using telephone, voicemail and e-mail systems.

Responsibilities:
- Perform routine maintenance tasks, including troubleshooting and repairing equipment and systems.

Requirements:
- Proven experience in facilities maintenance, including electrical, plumbing, and HVAC systems.
- Strong leadership skills with the ability to supervise and mentor a team.
- Proficiency in using a computerized maintenance management system (CMMS) to track work orders and schedule preventive maintenance tasks.
- Excellent communication skills in English, both written and verbal.
- Familiarity with logic controllers and other automated systems.
- Ability to perform electrical work, including wiring repairs and installations.
- Welding skills to fabricate or repair metal structures.
- Strong problem-solving abilities to diagnose and resolve maintenance issues efficiently.
