Position Title: Director of Facilities
Reports To: Director of Operations
Position Summary: Responsible for management of facilities services including direct oversight of maintenance and janitorial staff; developing and monitoring facilities maintenance systems; representing the company and regularly interacting with tenants, professional service providers and business partners.
Responsibilities:
- Responsible for facilities maintenance and janitorial staff and contractors, including work schedules, performance metrics, prioritizing work orders and building projects on a monthly and daily basis, and determining training needs of staff.
- Oversees work orders with maintenance and third-party vendors and tracks work order progress.
- Develops policies and procedures for all aspects of facilities operations.
- Provides input in asset management planning including capital outlay plans; predictive and routine maintenance systems; identifying budget needs for asset integrity maintenance; annual operating budgets.
- Prepares scope of work and solicits contractor and vendor bids for projects, products and services.
- Performs regular property inspections.
- Inventory control and procurement strategy for cost controls.
- Manages tenant buildouts and space remodeling projects as needed.
- Assists with emergency response training for tenants, fire alarm drills and new tenant training; leads maintenance and property management staff in emergency response such as fire alarms and other situations.
- Ensures compliance with local, city and state regulations and laws.
Recommended Qualifications:
- Minimum 10 years of experience in facilities maintenance
- Experience in facilities’ project management
- Experience in maintenance personnel management
- Professional and courteous demeanor with commitment to excellence in customer service
- Experience in soliciting proposals and contract negotiations
- Ability to use discretion and maintain confidentiality with proprietary and other information
- Excellent verbal and written communication skills
- Proficient with Microsoft Office Suite, including Word and Excel.
- Ability to multi-task and to work under time constraints and other stresses
- Knowledge of Yardi property management software preferred, but not required
Work Environment:
- There is travel to Lansing, Kalamazoo and throughout Southeastern, Michigan.
Compensation:
- Commensurate with experience. Company provided health and other benefits.
Salary : $80,000 - $95,000
