The Analyst, Property Management will have a high degree of collaboration with both the Manager and VP, Property Management in overseeing the operations of BNL’s industrial portfolio. This team-focused position reports to the VP, Property Management and can be based in Rochester, NY or Phoenix, AZ.

Essential Job Duties & Responsibilities:

  • Assist in the day-to-day management of a subset of BNL’s growing portfolio, including supporting tenant relations, lease analysis, and asset preservation
  • Support analysis of tenant requests regarding general lease related inquiries including capital improvement projects
  • Review and respond to tenant requests for maintenance of building components and any engagement of and follow-up with vendors as appropriate
  • Support the lease compliance function for assigned properties, including financial reporting, insurance, environmental, and property condition requirements
  • Monitor and follow-up on assigned tenant matters, including accounts payable and receivable, review, analysis and communication of site-level inspection reports and associated action items and other general maintenance issues 
  • Draft landlord consent letters and other tenant correspondence, including necessary follow-up
  • Accurately record and track property and issue specific information within company software systems including Excel, MRI, and Salesforce
  • Compile and document tenant data for monthly Portfolio Review Committee (PRC) meetings
  • Support the Acquisition Department's due diligence efforts by reviewing/summarizing leases and other due diligence materials
  • Execute duties and maintain standards in accordance with company policies and procedures
  • Additional duties as required
  • Overtime hours may be required as job duties demand
  • Travel Requirement: Minimal

Skills/Qualifications:

  • Strong verbal and written communication skills, with an ability to communicate and present information succinctly
  • Experience in utilizing both qualitative and quantitative analytical skills
  • Demonstrated information gathering and information monitoring skills
  • Strong planning and organizational skills with an ability to perform under deadline pressure
  • Able to successfully prioritize and manage multiple projects, handle frequent changes effectively and professionally and follow through on tasks in a timely manner
  • High attention to detail; Passionate about quality and accuracy
  • Technologically savvy with an ability to navigate and learn real estate and CRM software  
  • Self-motivated, positive, and committed individual with an ability to work collaboratively and effectively within a team environment

Education/Experience:

  • Bachelor's degree from a four-year accredited college or university preferred
  • Prior internship or professional experience in commercial real estate a plus
  • Familiarity with commercial lease forms and lease administration a plus
  • Proficiency in Microsoft Office (Word, PowerPoint, and Outlook) along with demonstrated experience in Excel required

Environment & Physical Demands:

  • Professional office environment with routine use of standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machine; noise level typical of a standard office environment.
  • Prolonged sitting, computer and telephone use, as well as standing, filing, stooping, bending, reaching and lifting, and carrying up to 15 pounds
  • Ability to travel by plane, train, and automobile and operate a motor vehicle
