Job Summary:

In a safe, efficient and professional manner the Facilities Manager will supervise the delivery of preventative, corrective, and general maintenance for the Client. Other duties include, but not limited to, daily assessments of systems, maintain a clean working environment, and other various duties, while adhering to all safety, health and regulated standards. The Facilities Manager will be responsible for performing installation, repair, and maintenance of equipment and controls located throughout the buildings. Supervises and works with onsite staff in the installation, repair, and maintenance of the site infrastructure, building equipment and controls located throughout buildings. Works with client to oversee all facilities related projects, contractors, vendors, systems and procedures. Conducts routine and on-going assessments of the buildings envelop, infrastructure, and systems. Responsible for performing facilities related site hazard analysis inspections, job safety audits, develop and publish preventative maintenance tasks according to company standards. Moreover, follow the change process of qualified core equipment and components.

 

Essential Duties and Responsibilities include but are not limited to the following:

 

  • Responsible for preventative, predictive, and non-routine maintenance and repairs of mechanical, electrical, HVAC and plumbing systems, life safety, fire protection and security systems.
  • Respond timely to any unusual or emergency conditions and update your manager and client as soon as possible.
  • Communicates effectively and appropriately with client, client occupants and tenants and third-party contractors.
  • Develop, plan and manage all tenant and client related projects including and not limited to renovations modifications, large R &M and capital improvements.
  • Be a good steward of any existing warranties on the client’s assets; adhering to warranty specifications.
  • Timely answer and respond to any after-hours monitoring calls.
  • Collect bids, quantify bids to ensure apples to apples comparisons through effective scope of work development, summarize bids and provide bid analysis and recommendations to client.
  • Be able to manage up to the client through effective communication and presentation skills on various project bids, assessments, etc.
  • Oversee the facility team
  • Develop a well-thought budget for the client’s assets. Ensure necessary recurring and one-time items are planned for accordingly with little cost variance when realized. Meet client’s budget deadlines. Present facility services and expenses to the client for approval.
  • Implement and manage budgetary facilities services and projects as approved by the client
  • Coordinate with all contractors and subcontractors as necessary to ensure the smooth operation of the facilities
  • Identify danger and safety hazards and propose methods to eliminate them
  • Engages, monitors, and coordinates activities of contract services
  • Ensures safety training and safety policies are followed.
  • Oversees facility maintenance and management to industry standards.
  • Identify, communicate and resolve deficiencies through regular and thorough inspection of building premises.
  • Works to develop tasks and optimize customer Preventative Maintenance Program.
  • Provides leadership and direction to all trades persons assigned to him/her.
  • Manages skill sets to tasks.
  • Administers preventive maintenance program to include equipment history, maintenance procedures, service intervals, warranty information, and critical spare parts.
  • Timely answer and respond to any after-hours monitoring calls and communicates any critical or emergency issues to client and manager timely and resolves any issues identified.
  • Follows through on maintenance needs and deficiencies as appropriate.
  • Maintains integrity of information stored in customers CMMs system, if applicable.
  • Maintains operation and maintenance manual for all building equipment.
  • Maintains all tests, logs and manuals in an efficiently organized manner.
  • Analyzes the operation of various systems, determines the cause of any problems/malfunctions and takes corrective action as required.
  • Performs preventative maintenance on all base building and critical system equipment which includes but not limited to: assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount of disruption, conducting immediate clean-up of work area, completing the preventative task sheet, returning tools to workshop and unused supplies to store room and advising the client of any equipment problems.
  • Monitors operation of HVAC equipment and systems, electrical, emergency backup systems and hot water systems; chilled water, and air conditioning equipment; hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; records readings as necessary to ensure proper operation of equipment and makes adjustments where necessary to assure proper operation of equipment and notifies appropriate parties of any problems or malfunctions.
  • Assists with the development of maintenance procedures and input data into the site CMMS system (if applicable) based on the industry standard and performance metrics based on services and repair work-order data. If no CMMS, develops and maintains record in MS Excel and/or Word.
  • Maintains and utilize “spares” inventory control system for the site(s).
  • Develop, provide and review preventative maintenance scheduling reports on all open maintenance work and project lists including high priority/ urgent repairs, upcoming preventative maintenance work, carryover work, repair work, completed work, etc.
  • Assists facility technicians with maintenance of building and equipment.
  • Supports occupant satisfaction processes by ensuring clients are informed about the status of their request in a timely and accurate manner.
  • Maintains tools and orders supplies as required for installation and repairs.
  • Follows safety practices, and utilize personal protective clothing and equipment as required by OSHA.
  • Safely uses hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment.
  • Develops and maintains at minimum the following programs to ensure a safe work environment per company policies:
    1. Energy Control- Lock-Out-Tag-Out
    2. Fire Mitigation- Hot-Work Permitting
    3. Site/Personnel Safety-Hazard Analysis
  • Perform other various duties as assigned or needed by your manager and our client.
  • Typical Schedule is Monday – Friday from 8a.m. to 5p.m. Occasional before and/or after-hours work can be required.
  • Position is exempt; salaried position.

 

 


Qualifications:

  • High school diploma or equivalent
  • College degree or trade school diploma is a plus
  • Trade license issued by the State of Texas is a plus
  • 7 years’ experience with facility maintenance and management
  • Strong working knowledge of commercial infrastructure including mechanical, electrical, plumbing, and safety functions associated with building systems and equipment.
  • Strong working knowledge of computer systems, CMMS Systems, Adobe Acrobat, and use of Microsoft Office products: Word, Excel, Power Point
  • Physical requirements may involve climbing ladders, working at elevated heights, standing or sitting for long periods of time and lifting 50 lbs. minimum by yourself without any assistance.

  • Ability to multi-task client and tenant service requests and projects successfully
  • Ability to handle multiple tasks at a rapid pace and possibly during a crisis

  • Proficient use of test equipment for building systems and analyzing the results
  • Requires carrying a company cell phone and responding to emergency and assistance calls after scheduled working hours, as needed
