Responsibilities
The nature of our business leads to a tremendous amount of communication and information requests. The addition of 3P and Institutional partners has increased these requests dramatically. Currently this communication with our partners has been happening through a host of CLS personnel (RD’s, RVP’s, accountants and all of the Senior leadership). While this has worked (and sometimes has advantages), a major time drain on the CLS team means our partners have to navigate multiple people to get the answers they need.
In addition, when there is a significant amount of deal flow (buying, selling, recapping and 3P additions and deletions) it begins to take a significant amount of time. Often for the most senior executives in the company due to the nature of the requests and the bandwidth limitations on other corporate employees.
The addition of an Asset Manager would serve the purpose of being the primary contact with institutional investors, own certain aspects and responsibilities for the properties in their portfolio and would take the lead on the CLS side for deal transaction needs.
Proposed role and tasks:
- Primary Contact with Institutional Investors
- Develop a friendly relationship with key institutional players and establish themselves as the primary point of contact.
- Coordinate, direct and run all meetings.
- Field questions or needs from investors.
- Answer independently where possible and prudent.
- Drive certain initiatives at the properties under their portfolio.
- Be a shared owner in the financial success of their assets.
- Be an owner of the non-accounting transition/transaction process (buying and selling)
- Coordinate needed data and reporting with all players.
- Direct and run the PIT process.
- Answer questions and keep all players informed.
- If this individual ends up with capacity after doing all these things, they will be assigned to special projects (we always have plenty of needs for this).
