Maintenance Director
Carmel Terrace is a Faith-Based, nonprofit, Assisted and Independent living facility sponsored by the Carmelite Sisters. We are seeking to fill the position of Director of Maintenance.

Director of Maintenance Job Summary:
- Maintain the building, equipment and general operations of the facility.
- Maintain security for residents, staff, visitors and Sisters.
- Perform snow removal from all entries and exits and resident's vehicles.
- Assist with all annual safety inspections and drills - fire, element, disaster, etc.
- Assist in the planning, developing, organizing, implementing, evaluating, and directing of the maintenance department.
- Respond to all building emergencies.
- Negotiate all outside service contracts annually.
- Manage all security personnel - hiring, discipline, schedule, performance evaluations.
- Repair of all furniture, fixtures, minor plumbing and other standard systems.
- Inspect the facility on a regular basis to ensure that the grounds, facility and equipment are maintained.
- Establish an effective preventive maintenance program of cleaning, painting, maintaining facility equipment.
- Establish a priority system on unscheduled maintenance.
- Maintain the heating and cooling units/systems in proper working condition as specified by the manufacturer.
Director of Maintenance Qualifications:
- High School Diploma or equivalent.
- Experience and knowledge in the function of low-pressure steam boilers, compressors, generators, fire alarm and sprinkler systems, etc. as well as various H.V.A.C., electrical, and plumbing systems.
Proof of COVID19 Vaccination AND BOOSTER Required.
- Health care experienced is preferred.

Experience
