BASIC FUNCTION: The Property Manager is under the direct supervision of the Regional Property Manager and the Director of Operations. The Property Manager organizes, directs and coordinates the entire operation of the community to meet the owner’s objectives which includes: maintaining an acceptable occupancy level, minimizing expenses to ensure that the property strives to stay in budget, maximizing income by enforcing the policies and procedures set forth by CASTO, while simultaneously interacting with residents to fulfill their needs to ensure a high retention ratio, and overseeing and creating a positive team atmosphere which sets forth the foundation for a successful community.
MAJOR DUTIES AND RESPONSIBILITIES:
DAILY:
- Manage office and maintenance staff
- Oversee residential lease-up, construction timelines, and drive leasing efforts to reach stabilization
- Physical inspections of the property to ensure curb appeal and marketability
- Review and approve or decline applications
- Address resident concerns, complaints and issues
- Assist with prospects and leasing duties as needed
- Review and brainstorm for marketing strategies
- Complete reports per monthly calendar
- Focus on economic occupancy & minimizing concessions
- Ensure that prospect follow up is being done daily
- Maintain compliance with local, state, and federal Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other associated laws pertaining to Multifamily housing
- Maintain a high occupancy level and tenant retention after the lease-up period
WEEKLY:
- Staff Meetings
- Weekly reports for outstanding work orders given to maintenance
- Concession approval
- Walk market ready units
- Review delinquency report
- Approve invoices in AP Approval
MONTHLY:
- Rent collection
- Staff Scheduling
- Walk move outs and complete FMO’s
- Walk maintenance shop monthly
- Delinquency Report due to RM on 20th by noon
- Review all internet ads
- Renewal program
- Review expenses and track budget/NOI
- Send property inspection to RM
QUALIFICATIONS:
- Working knowledge of property management operations in a new build lease-up setting is preferred
- Understands, acknowledges, and practices Fair Housing and Landlord/Tenant law administration
- Able to maintain business operating systems and keep work flowing
- Deep understanding of property maintenance costs, processes, and timelines
- Knowledge of residential leasing practices and enforcement
- Excellent overall communication skills (clear and concise speaking, active listening, and effective professional writing/communications, which includes spelling and grammar accuracy)
- Ability to maintain discretion and confidentiality at all times
- Computer proficiency with a strong knowledge of Microsoft Office
