Portfolio Manager – CEP Residential

CEP Residential’s Portfolio Manager is a smart, driven, and results-oriented team leader with a passion for, and expertise in, multifamily property management. Our Portfolio Manager is focused on, and accountable to, day-to-day execution in the field to drive the best possible outcomes at our properties, thereby elevating the lives of our team members and residents that work and live at our communities. You will conduct the annual budgeting process for each of your assigned properties, implement and execute on strategies to meet operational and leasing goals, report on the financial performance of the properties in your portfolio, and play an active role in onboarding and training new and existing team members. Overall, you are the revenue, maintenance, and financial reporting leader of your portfolio, accountable for the day-to-day execution of our team members in the field. You are part of the leadership at CEP Residential, reporting directly to the Director – Property Operations. Together you will drive success and efficiency across our portfolio.

WHAT YOU’LL DO

  • Lead and Collaborate with your Community Managers to prepare and follow property operating budgets and to plan community-specific capital improvements, repairs, and asset preservation.
  • Leverage Technology, such as RealPage BI, to monitor KPIs and report the operational performance of your portfoliothrough monthly variance analysis and reporting.
  • Implement and execute operational strategies at the site level, from leasing best practices and revenue management to administrative resource allocation, new hire onboarding, and ongoing team member training.
  • Support maintenance operations by engaging with our Maintenance Supervisors to ensure that we are always providing a sparkling product through preventive maintenance, timely and efficient repairs, a highly organized make-ready process, and effective vendor management.
  • Partner with the Director – Property Operations to hold team members accountable to all Policies, Procedures, and Processes to ensure that business is being done the “CEP Way.”
  • Train and collaborate with talented teammates to identify and solve any issues that arise.
  • Drive the operational success of your portfolio by proposing income-producing opportunities such as competitive pricing and value-add community enhancements.
  • Focus on portfolio performance metrics ranging from resident satisfaction scores to sales conversion rates to apartment turnover efficiency - and everything in between.

REQUIREMENTS

  • Minimum 10 years residential property management experience with working knowledge of tenant and eviction laws
  • Experience leading a high-performing team
  • Familiarity and comfort with performance metrics and financial concepts
  • Demonstrated proficiency in working with computers including word processing, calendar management, software/database, and social media
  • Excellent communication, interpersonal, and organizational skills
  • High school diploma or equivalent
  • Available to work a flexible schedule, including regional travel, weekends, and work from home or corporate HQ

PREFERRED EXPERIENCE

  • College degree or related coursework in business, accounting, hospitality, or property management
  • Demonstrated ability to secure leases and to exceed property performance goals
