The Lease Audit, analysis and review for Citizens Bank Real Estate Portfolio. Ensures all operating agreements and leases are in full compliance with Citizens Bank policies, procedures and applicable government regulations. Responsible for administering and review of all Common Area Maintenance (CAM) / Operating Expenses (“Additional Rent”) charges and determining if charges are compliant with Lease Documents. Audits operating agreements and leases governing all leased properties and determines if the Landlord has over-billed and Citizens Bank has overpaid its obligations. Initiates the process to collect all monies owed back to Citizens Bank for overpayments.
Primary responsibilities include:
Inputs all reconciliation invoices into the tracking log/software system.
Performs in house desktop audits to determine if the landlord has overbilled and/or Citizens Bank has overpaid its obligations.
Determine the payment due date based on the lease language.
Gathers information pertaining to the Lease language, historical payments and prior invoices to build an audit package. Sent to Senior Lease Auditor if needed.
Responds timely to Landlords, internal auditors.
Send out letters to the Landlord to reserve the banks right in performing an Audit as needed.
Enter Reconciliation into software data base
Work with the Transaction Specialist regarding upcoming renewals
Photocopying, faxing, scanning as needed.
Performs special projects assigned.
Qualifications
Required Skills/Experience:
Minimum of 5 years of Lease Administration experience
Must have strong ability to interpret complex commercial lease language related to real estate documentation.
Knowledge of accounting, especially the treatment of real estate expenses under GAAP and FASB.
Relevant experience in a fast paced, multi-project, operational environment.
Ability to meet deadlines.
Detail oriented and results – oriented with a desire to learn and support new technologies and processes.
Proficient with PCs and Microsoft Office applications.
Strong oral and written communication skills.
Ability to work independently, and as well as part of a team.
Educations, Certifications and/or Other Professional Credentials:
Bachelor’s degree in Real Estate, Accounting, or Business Administration or equivalent relevant Lease Admin experience as described below in lieu of degree.
