My client is a specialist large General contractor with offices across the country and two offices in Florida, they are looking for a Senior Project Manager/Director to manage all projects that come out of the Orlando office, this will be around 5 large projects with PMs overseeing them (projects generally $10-$25 million). The ideal candidate will have 10 years previous ground up K12/school experience (Particularly Orange County) to join their team to manage projects generally between $10-$25 (some up to $50 million)million in central Florida. This could be a PM with relevant experience who is looking for their chance or a senior PM that wants to grow a branch.
The Job responsibilities of the Senior Project Manager/Director position.
The Senior Project Manager/Director is responsible for project administration and daily operations of multiple projects and the competing priorities associated with each. The oversight incudes management and knowledge of all phases of construction from bid to completion. He/she prepares and maintains the project schedule, milestone dates, and close-out checklist. Reviews with project staff assigning responsibilities, execution, and follow-up plans. He/she is responsible for overseeing managers on each site while reviewing and ensuring quality assurance, minimizing risk exposure and achievement of maximum profitably for all phases of the project.
Would also participate in business development, estimating and recruitment
Knows and understands the requirements of owner’s contract, including bonds, fees, notifications, schedules, reporting, and costs
Provide support to project executives and project team to proactively manage all project related issues on multiple projects at a given time
Assist in project scope and development in initial stages of bid and preconstruction, while collaborating with department of Preconstruction to prepare, review, and monitor information and reports related to all costs involved in developing the project’s budget
Manage financial aspects of contracts including but not limited to progress billing, rental equipment, income/expenses to protect the company’s interest and simultaneously maintain good relationships with the client(s)
Manages project teams to achieve operational objectives by providing information and recommendations based on project scope and phases of implementation
Establish project objectives, policies, procedures and performance standards within boundaries of corporate policies
Represent company/project in meetings with client, subcontractors, and/or any other key stakeholders
Investigate any potentially serious situations and implement corrective measures
Supervise the preparation of any and all change quotations for presentation to the prime client. Negotiate change quotations to a conclusion
Evaluate performance providing mentoring of subordinate employees in areas such as leadership skills, methodology, and people skills making recommendations towards professional growth
Ability to assess the “health” of the multiple projects discussing with onsite project managers and leadership successes, areas of concern and or opportunity – review findings with team members and stakeholders including – ability to identify and develop plan for immediate action focusing on items such as project off target of schedule, budget or other key indicators related to successful completion of project
Assist with recruitment of project personnel
Monitor construction activities in conjunction with the onsite Foreman and Area Superintendent to ensures assigned projects are progressing and completed within budgets and schedules while meeting client needs and business objectives
Responsible for supervision of project staff, responsible to identify the required staff and skill level for the respective project and assist in development of project staff. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.
The Ideal Senior Project Manager/ Director will have:
Ideally have Orange County Public schools builds experience
10 years’ experience on Ground ups $10 -$25 million as a Superintendent
Live in the Greater Orlando area.
10 years’ experience in Public Educational/Higher Ed/ Institutional Construction experience is required
Bachelor’s degree in Construction Management, Architecture, Engineering or similar discipline
Ability to read analyze and interpret general business documents such as periodicals, professional journals, technical procedures, and/or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of mangers, clients, customers, and the general public.
Operational knowledge of project budgets, scheduling and job costing
High attention to detail
Strong knowledge about construction technology
Must be self-motivated and able to work independently in a fast paced environment, with the ability to time manage competing priorities
Knowledge of Microsoft Suite of Applications including Outlook Excel, and Word
Knowledge of Primavera, Expedition Prolog Textura and/or related software’s
Be able to make/enforce required decisions to assure all major objectives are met
Minimum OSHA 30 Hours Certification
