THE BRASS TACKS
Ensures the building’s physical, mechanical, electrical, and plumbing systems are maintained to the highest standards.
Brings new ideas and technology to the GM/Chief Engineer to ensure the building runs as efficiently as possible.
Ensures the security, cleanliness, preventive maintenance and repair of all engineering department tools, equipment and safety features are in accordance with established procedures.
Effectively manages maintenance and custodial teams including but not limited to recruiting, training, scheduling, and managing performance.
Ensures all maintenance supplies, tools, storerooms and workspaces are kept in a clean, stocked, and orderly manner.
Communicate both in writing and verbally with residents, guests, and contractors in a professional manner.
Delegates and completes work orders in a timely and professional manner.
Prepares reports and budgets for management.
Responds to common inquires or complaints from residents, regulatory agencies, or members of the business community.
Must be able to communicate and address issues or concerns, in a prompt and efficient manner.
Responds to after-hour calls.
Reports and addresses unsafe conditions immediately.
Completes annual OSHA & Safety trainings, as required.
May provide oversight over multiple properties through task-forcing opportunities.
Other tasks as assigned.
THE NITTY GRITTY
2-4 years related experience and/or training; or equivalent combination of education and experience supporting multiple buildings or 150 room Residential or Hotel buildings
At least 4 years customer service experience
Industry Certifications (I.e Boiler, HVAC, CPO) preferred
Experience with Project Management preferred.
Experience developing budgets and preparing reports.
Ability to interpret technical instructions, diagrams and blueprints.
Ability to effectively perform and direct all building repairs such as painting, sheetrock repair, general carpentry, etc.
Must understand the refrigeration cycle and HVAC equipment repair.
Knowledge of custodial procedures, policies, and equipment, preferred.
Must have knowledge and the ability to operate and teach operation of engineering tools.
Experience with, or ability to learn, BuildingLink, HotSOS, or similar electronic building management platforms.
Understands and has experience in Multiple Bid Contracting
Ability to read, write and speak English fluently is required to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.
Able to work evening, nights, weekends, and holiday shifts based on the needs of the building.
Bilingual Spanish/English, preferred
