What are the responsibilities and job description for the Apartment Leasing Agent position at Confidential?
Our apartment community in Harvey, LA is looking for an Leasing Agent to assist with the daily operations of the 275-unit building. We are seeking a candidate who is highly efficient in marketing and renting duties, which include:
MARKETING
- Answer calls from and keep track of all potential tenants.
- Completes guest card information.
- Perform follow-up with prospects per company guidelines.
- Assists in creating and implementing a plan for marketing the property and improving the resident satisfaction.
- 4 years experience marketing units as a leasing agent.
- Knowledge of Facebook marketplace.
- Knowledge of Yardi.
- Must be knowledgeable in leasing and resident retention
- Work with lease renewals each month
- Greet prospective clients, show property and perform leasing duties
- Answer and handle incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc.
- Post and maintain property/unit advertisements
INCOME COLLECTION
- Maintain accurate resident records
- Update on a daily basis all rents, other income charges, deposits and application fees received from residents
- Issue appropriate notices when necessary (e.g., late payments, eviction notices, returned check notifications)
- Email notifications/email campaigns
- Collect and process rental and other income checks as needed
- Actively pursue recovery of delinquent monies.
- Ensure proper handling and scheduling of evictions and skipped units
RESIDENT RELATIONS
- Answer phones, place work orders
- Provide high-quality customer service to all prospective and existing residents
- Physically inspect property when on grounds and report any service needs to maintenance staff
- Inspect move-outs and vacancies when requested
- Attend to resident retention activities as required
EXPECTATIONS
- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments and affordable housing.
- Prepares and qualifies applications to present to the Manager for approval.
- Maintain professional standard of hygiene, appearance and dress.
- Proficiency in Microsoft Office Suite, including Word, Excel and Outlook.
- Experience in One Site software is preferred.
- 2 years of property management experience is preferred.
Pay depends on experience and is hourly plus commission.
