The Director of Maintenance is responsible for overseeing the day-to-day operations of the maintenance department at a premier nursing home. The Director of Maintenance will ensure that the facility and its grounds are safe, clean, and well-maintained to provide a comfortable environment for residents, staff, and visitors. Responsibilities will include managing a team of three maintenance staff, coordinating and supervising their work to ensure all tasks are completed efficiently and to the highest standards. This position will report directly to the Administrator/Executive Director of the facility.
Key Responsibilities:
Facility Maintenance:
- Oversee and manage the maintenance and repair of the nursing home’s building systems, including HVAC, plumbing, electrical, and mechanical systems.
- Ensure that the facility complies with all applicable codes, regulations, and standards.
- Conduct regular inspections of the facility and grounds to identify and address maintenance issues promptly.
- Develop and implement a preventative maintenance program to minimize downtime and extend the life of facility systems and equipment.
Staff Supervision:
- Supervise, train, and evaluate the performance of three maintenance staff members.
- Assign tasks and projects to maintenance staff, ensuring timely and quality completion.
- Provide guidance and support to staff, fostering a collaborative and productive work environment.
Budget and Resource Management:
- Develop and manage the maintenance department’s budget, ensuring cost-effective use of resources.
- Requisition and maintain an inventory of necessary tools, equipment, and supplies.
- Coordinate with external vendors and contractors for specialized maintenance and repair work.
Safety and Compliance:
- Ensure that all maintenance activities comply with health and safety regulations.
- Develop and implement safety protocols and emergency procedures.
- Maintain accurate records of maintenance activities, inspections, and repairs.
Resident and Staff Support:
- Respond to maintenance requests from residents and staff in a timely and courteous manner.
- Ensure minimal disruption to resident care and daily operations during maintenance activities.
Essential Skills and Qualifications:
- Bachelor’s degree in Facility Management, Engineering, or a related field preferred.
- Minimum of 5 years of experience in facility maintenance, with at least 2 years in a supervisory role.
- Experience in a healthcare or nursing home setting is highly desirable.
- Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical.
- Proficiency in maintenance management software and tools.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Excellent leadership and team management skills.
- Strong communication and interpersonal skills, with the ability to interact positively with residents, staff, and vendors.
