The Maintenance Technician is responsible for performing various maintenance functions that are necessary to maintain and enhance the value of the community. Responsibilities of the position include but are not limited to:
Job Description
The Maintenance Technician reports directly to the Lead Maintenance Technician and assist in effectively managing the community's reputation, ensuring a clean, safe environment and working to provide a wonderful place to live while gaining the trust and respect of the residents. You will work with your Lead Maintenance Technician to find effective and creative solutions to manage expenses. You will be the primary communication with the existing residents and new.
Responsibilities/Essential Functions:
· Perform maintenance requests for residents with friendly service and quality workmanship - basic maintenance skills is required.
· Inspect vacated apartment homes and complete make ready checklist.
· Assist the Lead Maintenance Technician with preventive maintenance and all reporting requirements.
· Maintain grounds and common areas, including lawns, parking area, and trash pickup.
· Support the office team with various "urgent" customer service items, including emergency customer service maintenance, special handiwork, and reasonable modification requests.
· Bring "service with a smile" at all times, partnered with a "can-do" attitude.

Other required abilities include:
- Extensive plumbing experience is preferred.
- HVAC certification preferred.
· Occasionally lift and/or move up to 50 pounds.

· Finger dexterity - the ability to make precisely coordinated movements of the fingers of one or both hands to grasp, manipulate, or assemble very small objects.
