MAINTENANCE TECHNICIAN
This position is primarily responsible for assist in supervising and coordinating activities of workers engaged in maintaining and repairing physical structures of buildings and grounds by performing the following duties.
ESSENTIAL DUTIES:
Property Management
- Physically walk and inspects property on a daily basis.
- Helps to maintain all curb appeal related issues that may arise.
- Ensures daily safety logs are completed as needed (Freon logs, etc).
- Consistently and effectively communicates with the Maintenance Supervisor.
- Maintains relationships with residents, associates and vendors on a professional level at all times.
- Assist with ensuring monthly and yearly inspections are performed and logged in accordance with city and state codes.
- Washes windows, pressure washes buildings, painting when needed.
- Assists with make readies as needed.
- Maintains and repairs buildings’ plumbing, electrical, HVAC’s, brick, concrete, wood, and any other building issues as needed.
Residential Retention
- Ensures the property curb appeal meets all company standards, by both direction and in coordination with the Property Manager’s expectations.
- Confers with residents on issues and follow-ups with service related issues when required.
- Follows through on resident problems to satisfactory resolution and communicate problems to the Maintenance Supervisor to facilitate resolution.
Reporting
- Suggests changes in working conditions and use of equipment to increase efficiency of work to Maintenance Supervisor.
- Responsible for ensuring all work orders received are filled out correctly and given to the office staff for closeout of the service request.
- Responsible for executing and reporting the make ready checklist within 24 hours of work being completed to the Maintenance Supervisor.
Leadership
- Identifies existing and potential barriers to the successful accomplishment of property objectives by utilizing observation, and experience to create solutions to those problems.
- Assumes Maintenance Supervisor role when supervisor is absent temporarily.
- Engages in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings.
- Directs vendors engaged in ground maintenance activities, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse to ensure the property objectives are met regarding curb appeal and resident retention
- Assists in requisitioning tools, equipment, and supplies.
- Assists groundskeepers engaged in the general cleaning and up-keep of buildings, including buffing, dusting, and sweeping, mopping, vacuuming, and washing windows as needed.
- Assist roles of maintenance supervisor/groundskeeper when needed.
- Seeks out and utilize available internal and external resources, such as sister properties, other company team members, manuals and training guides, apartment association, etc. to meet goals and objectives.
- Begins daily work quickly and independently with a focus on timely completion of tasks and activities.
- Inspects completed work for conformance to specifications and company standards.
- Demonstrates proper techniques to the maintenance team.
- Attends all team meetings held by the property manager and the maintenance supervisor.
- Communicates policy and procedure, as directed by the Property Manager and the Maintenance Supervisor.
- Follows all schedules as set by the Property Manager and the Maintenance Supervisor.
Requirements
- Must have reliable transportation.
- Must have HVAC/EPA Certification.
Other Duties: (as needed/assigned) * Assist colleagues, Property Manager, and employees as needed.
- Assist in gathering and facilitating bids as needed.
- Assist in the development and implementation of preventative maintenance plans for the property.
- Assist in Property Evaluations and site visits.
- Ability to lift 50 or more pounds.
- Other duties as assigned.

ESSENTIAL TECHNICAL SKILLS
- Typing and data entry skills.
- Ability to use a 10-key calculator accurately by touch.
DESIRED EDUCATION AND/OR EXPERIENCE
- High School Diploma or GED
- 2 years in an on-site property maintenance role
