PROPERTY MANAGER
The Property Manager is responsible for the professional management of all assigned properties and personnel. The tasks required of this position will require flexibility, excellent organization and attention to detail. The Property Manager is primarily responsible for maintaining and improving commercial real estate assets as well as monitoring the fiscal performance of the properties. This position will report to the company’s Senior Vice President of Property Management. The responsibilities of this position will vary significantly from day to day and week to week.
Property Manager Job Responsibilities:
- Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
- Contracts with tenants by negotiating leases and collecting security deposit.
- Maintains property by investigating and resolving tenant inquiries, problems and complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs
- Secures property by establishing and enforcing precautionary policies and procedures, and responding to emergencies.
- Enforces occupancy policies and procedures by confronting violators.
- Prepares reports by collecting, analyzing, and summarizing data and trends.
- Collecting rent and other property fees from tenants
- Reporting the property’s financial status, occupancy and expiring leases to property owners
- Meeting potential tenants, showing them the property and assessing their applications in accordance with anti-discrimination laws
- Inspecting properties and arranging for repairs and new materials as required
- Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers where appropriate
- Investigating and resolving property complaints and rental violation
- Conduct regular property inspections and visitations with tenants.
- Coordinate move-in for new tenants and move-out inspections for tenants vacating their space.
- Update and maintain property condition reports with respect to roofs, HVAC units, parking lot, etc.
- Supervise contractors and maintenance staff for services and repairs to property.
- Complete other special projects and duties as assigned.

Education, Experience, and Licensing Requirements:
- High school diploma, GED, or equivalent
- Bachelor’s degree or equivalent experience preferred
- 3-5 years experience in real estate or sales
- 1-3 years experience in property management
- Proficient in Microsoft Office (Excel, Word, Microsoft Outlook)
- Must be able to prioritize multiple deadlines in an efficient manner.
- Ability to work independently and collaboratively.
- Excellent organization skills.
- Strong verbal and written communication skills.
- Must be team oriented and possess an “upbeat / can-do” attitude.
