We are seeking a Residential Construction Superintendent to join our team! You will oversee project planning, scheduling, budgeting, and implementation while managing multiple renovation and new home projects.
A Construction Superintendent's primary job is to oversee the day to day field operation in the construction of new homes and residential renovation projects while managing multiple, subcontractors and suppliers. His or her responsibilities include:
Responsibilities:
Project Scheduling & Coordination:
- Oversee all aspects of construction from planning to completion.
- Allocate resources for assigned projects.
- Supervise onsite personnel and subcontractors.
- Interface with project inspectors, contractors, architects, engineers, city and county officials, and clients.
- Monitor trade activity and work habits to ensure OSHA standards are maintained at all times.
- Review daily construction activities, noting significant progress, changes and overall conditions.
Budgeting & Negotiation:
- Create budgets for lot specific conditions while planning for new home placement within existing communities.
- Negotiate with subcontractors to receive reasonable order costs.
- Research, negotiate and process change order requests with clients.
Process Execution & Quality Assurance:
- Maintain high standards of workmanship that adhere to original plans and specifications.
- Oversee the required client meetings throughout the project per company guidelines.
- Inspect all site work on a daily basis and hold all trades accountable for the quality standards that the company has adopted.
- Regular communication with the client to ensure that all questions and concerns are addressed in a timely manner.
Qualifications:
- At least 5 year's prior experience in construction management or other related fields
- Familiarity with construction management software.
- Strong leadership qualities.
- Strong negotiation skills.
- Deadline and detail-oriented.
- Strong customer service background.
- Ability to clearly communicate at all levels.
- Ability to multitask.
- Ability to respond quickly and effectively under pressure and within deadlines.
- Demonstrated ability to be flexible and adaptable to changing condition across all spectrums.
- Computer aptitude, basic Microsoft Office knowledge, and an ability to efficiently navigate the internet.
- Valid driver’s license.
