What are the responsibilities and job description for the Construction Manager position at Cornerstone Builders Group?
The Construction Manager (CM) is responsible for on-site coordination of all phases of residential and commercial construction projects. This includes managing subcontractors, materials, and equipment, ensuring strict adherence to specifications, and verifying that work progresses on schedule and within the defined scope. The CM will oversee trade scheduling, inspections, quality control, and job site safety.
Coordination and Scheduling:
- Schedule subcontractors in critical path to ensure timely completion.
- Coordinate required inspections with local jurisdictions.
- Be available for weekly subcontractor meetings, if required.
Quality Control:
- Perform quality control duties and responsibilities regarding the work being performed.
- Ensure that subcontractor is fully executing and complying with their contracted scope of work.
- Ensure subcontractors have corrected all deficiencies identified by the project team.
- Identify areas of work that are outside of subcontracted scope.
- Identify and resolve deficient work with the PM, Architect, Engineer, etc.
Communication:
- Communicate with Project Manager and/or Assistant Project Manager regarding RFIs, SKs, and as-built conditions.
- Maintain daily logs of activities, photos, manpower, and deliveries on the job site.
- Communicate using tools such as telephone, daily logs, email, computer, and construction management applications.
Job Site Management:
- Ensure the job site is always kept in a safe, clean, and organized manner.
- Perform job progress and completion punch lists and provide to the respective trades.
- Maintain job site permits and approved plans in accordance with jurisdictional requirements.
- Monitor job site general health and safety.
Physical Requirements:
- Physically lift up to 50 lbs.
- Endurance and ability to visit entire job site, including stairs or other elevated structures.
Safety and Compliance:
- Identify subcontractors for non-compliance with safety and health requirements.
- Observe safety and security procedures, report potentially unsafe conditions, and use equipment and materials properly.
- Monitor job site general health and safety.
Customer Service:
- Manage difficult or emotional customer situations and respond promptly to customer needs.
- Solicit customer feedback to improve service.
- Respond to requests for service and assistance and meet commitments.
Productivity and Efficiency:
- Prioritize and plan work activities efficiently.
- Use time efficiently and plan for additional resources if required.
- Meet productivity standards, complete work in a timely manner, strive to increase productivity, and work efficiently.
