The Director, Facilities will develop long term facilities strategies and manage relationships with Architects, Engineers, Contractors, and Landlords to support the strategy.  Lead team of Facilities and related internal professionals in managing all Atlanta corporate facilities and supporting regional offices with facilities expertise.  Direct the development and implementation of standards, procedures, facilities plans and associated budgets and schedules.  Direct building operations and facility service delivery activities including maintenance of critical building systems, emergency preparedness procedures, furniture and equipment procurement for the corporate offices in support of the company’s goals and objectives. Accomplish goals and objectives through subordinate managers who organize and direct a technical and professional staff.

 

Essential Duties and Responsibilities(Key Activities)

  • Direct long range space planning activities involving analysis and forecasting, office space utilization and allocations, project management, standards, acquisition and disposal programs.
  • Direct Architects, Engineers, Contractors, Furniture and Fixture suppliers and Installers, Movers, Building Management and Staff for construction, renovation, cubicle reconfiguration, internal and external office moves and regional office relocation projects.
  • Direct the overall team efforts of Telephone Services, Desk Top Engineering, Facilities staff and vendors in coordinating internal moves, equipment moves, construction and renovation projects.
  • Direct the activities of Office Services to ensure space requirements meet organizational needs and requirements.
  • Direct lease administration activities and operating expense reconciliation.
  • Direct facility support functions including physical security, building badge access, building maintenance, work requests, design, inventory, database and floor plan maintenance and building signage.
  • Manage the relationship with Building Property Management regarding emergency procedures, lease administration, property removal systems, safety and security needs, and maintenance issues.
  • Evaluate and stay current of innovative products and practices affecting Office Services and implement where appropriate (ergonomics, environmental, ADA, etc.)
  • Direct the procurement, maintenance, technical troubleshooting and support of video-conferencing and audio/visual systems.
  • Oversee the cost effective and environmentally sound acquisition and/or disposal of facilities equipment and materials for the Regional Offices and Corporate Headquarters.
  • Plan, organize, control and lead subordinate functions within established budgetary and manpower plans; establish goals, performance standards, and operating procedures for assigned functions. Responsible for department staffing and preparing capital and expense budgets for multiple facilities.
  • Coach and develop team members; hire, fire, assess, discipline, document performance, recommend salary and classification changes. Act as an advisor to subordinate managers or staff to help meet established schedules and/or resolve technical or operational problems.

 

Required Qualifications

Bachelor's or Master's Degree in a relevant field of work or an equivalent combination of education and work related experience.

Experience

10 years progressive work-related experience with demonstrated proficiency in multiple disciplines/processes related to the position as well as 8 years facilities management and supervisory experience.  Office construction experience required.

 

Technical Skills and Knowledge

  • Demonstrated knowledge of electrical and mechanical systems.
  • Demonstrated knowledge and understanding of Facilities Management and procedures.
  • Demonstrated understanding of engineered drawings and blueprints.
  • Demonstrated knowledge of real estate leases and reconciliation.
  • Demonstrated knowledge of furniture, fixture, and equipment procurement and maintenance programs.
  • Demonstrated project management experience in organizing, planning and executing large-scale projects from conception through implementation.
  • Demonstrated experience in leading and developing people.
  • Demonstrated effective verbal and written communication skills for the purpose of providing information to clients, vendors, senior management and staff.
