Skills required include but are not limited to carpentry, electrical, plumbing, general maintenance, and repair. This employee supervises all staff assigned to maintenance tasks and works alongside them to ensure a quality result.

Essential Function Statement(s) Work with employees engaged in carpentry, plumbing, electrical, and locksmith work to the successful completion of the assigned project.
Work with employees engaged in care and cleaning tasks to ensure County buildings consistently provide a clean and pleasant appearance to employees and guests.
Assist in the establishment of cleaning standards and consistently measure work using said standards. Ability to interpret and work from penciled sketches, drawings, plans, and blueprints for construction and alteration projects.
Plan, organize the schedule, supervise, and inspect the work of skilled and semi-skilled subordinates engaged in assigned maintenance tasks.
Perform regular inspections of buildings and other structures and items. Determine the need for repair and a maintenance schedule.
Perform routine inspections on heating, ventilating, and air conditioning units. Provide timely reports for repair including estimated time to complete and cost of materials to the Director.
Requisition materials and supplies for approved projects. Submit requests for supplies and equipment to the Supervisor including price estimates and level of urgency.
Follow policy and standards for the safety of employees and patrons and inspect public and work areas. Correct or report any concerns to the Supervisor.
Utilize established standards for safety and performance for subordinates and inspect quantity and quality of work against these standards.
Ability to effectively communicate and work cooperatively with all County Departments. MARGINAL FUNCTIONS Assisting building and ground staff when needed.
Possess and maintain a valid Kansas Drivers License. Pass a criminal background check. Legally work in the United States SKILLS & ABILITIES Experience : Experience in commercial or agricultural maintenance and / or electrical, plumbing, carpentry, or related field required.
Supervisory or team lead experience preferred, or any equivalent combination of training and experience is preferred. Experience as a custodian or commercial cleaner is required.
Some supervisory experience is preferred. Education : High school diploma or equivalent required. Formal vocational training preferred.
Skills : Knowledge of the standard methods, equipment, materials, tools, and practices of the carpentry, electrical, plumbing, and locksmith trades.
Thorough knowledge of the occupational hazards and safety precautions of the construction trades. Knowledge of the standard methods, equipment, materials, tools, and practices of the care and cleaning of commercial or public buildings.
Thorough knowledge of the occupational hazards and safety precautions of custodial work including hazardous chemicals used or encountered.
Problem Solving : Problem-solving does exist in this position. Decision Making : Decision-making exists in this position.
The position is expected to work independently and present a technically competent and professional image and result. Accountability : Employee is not responsible for budgetary control of the department and does not participate in the annual budget process.
Supervision : This position works with minimal direct supervision. The employee does have supervisory responsibility for subordinate personnel.
This position cannot hire and terminate employees independently. Personal Relations : Frequent contact with other county departments, vendors, and the general public requiring the ability to communicate and relate positively and effectively.
