COMPLIANCE SPECIALIST

Reports to: Community Manager
FLSA Status: Non-Exempt. The position is eligible for overtime.
The Compliance Specialist will receive general supervision, direction and guidance from the Community Manager.
Community Realty Management requires a background and drug screening as a condition of employment.
Qualifications:
- : High School diploma or equivalent education required.
- : Previous compliance experience. Experience level may vary due to the special needs of the property.
- : The position requires the ability to deal well with people and get them to feel comfortable quickly. Proficiency in MS Office (MS Excel and MS PowerPoint, in particular)
Attendance: Due to the property staffing limitations, it is extremely critical that the individual be able to work their scheduled hours plus any other hours necessary to complete the job.
Physical Requirements:
- Stand and walk or sit alternatively depending on specific needs of the day.
- Constant need to bend/stoop/squat, climb stairs, push or pull, reach above shoulder, filing, open/close doors/drawers, grasping/turning, writing/typing
- Frequent lifting/carrying (paperwork, deliveries, files, miscellaneous) less than 20 lbs.

- Strong administrative ability
The Compliance Specialist will comply with established policies and authorized approval. Compliance Specialist responsibilities include, but are not limited to the following:
1. Timely Submission of Reporting
- Delinquency reports
- Occupancy reports
- Employee time cards
- Incident reports
- Other reports which may be assigned
2. Recertifications and Monthly Vouchers
- Process and complete annual and interim recertifications according to HUD guidelines.
- Transmit data and vouchers successfully in a timely manner though the TRACS system
- Become familiar and utilize the TRACS Secure Connection on a regular basis.
3. Collections
- Collect and process all rent payments and other related payments in an expeditious manner
- Make resident visits and telephone calls to collect outstanding debt
- Process Notices to Vacate and perform appropriate follow-up in court
4. Resident Files
- Maintain resident files according to policy outlined in CRM’s Occupancy Manual
- Assist Property Manager in preparation of various file reviews such as:
o Management Review
o Mortgagee Inspection
5. Additional Skills and Responsibilities

- Attend required training
6. Required to observe all federal and local Fair Housing Laws
7. Perform other related duties, as assigned.
