WHAT YOU’LL CONTRIBUTE TO THE TEAM
The Project Director (PD) is responsible for the overall leadership and execution of projects and people. The Project Director leads the project team and promotes collaboration between CSM Group, design team, and the client. The PD provides guidance through recommended design improvements, construction techniques, and schedules, while seeking construction economies. While monitoring cost and progress information of construction activities, the Project Director ensures the owner’s best interests are served. The PD brings continuity and process efficiencies to projects and is involved entirely from the pre-construction phase through project closeout. The Project Director also pursues new business opportunities in conjunction with the sales and marketing team by participating in client interviews and the RFP process.
This position reports directly the Vice President of their respective Market Segment. Assigned Project Managers and Project Coordinators report directly to the PD for their work on projects.
Travel may be required to job local area sites multiple times per week. May include overnight travel to job sites out of the geographical area on an as-needed basis. This is a full time FLSA exempt position. The position requires 40 work hours per week with the ability to work more if necessary.
ESSENTIAL DUTIES & RESPONSIBILITIES:
· Project Leadership and Performance Management
o Responsible for the overall successful completion of assigned projects.
o Conducts 30-60-90-day check-ins with direct report new hires.
o Promotes a disciplined approach to both project and internal process, to ensure efficient and cost-conscious behavior is exhibited by the overall team.
o Engages in career coaching, mentoring, crucial conversations, and actively participates in performance development and planning with their direct reports.
o Provides professional guidance and mentoring to Project Team members through weekly check-in meetings and bi-annual performance reviews. These meetings include goal setting, core competency reviews, and review of overall performance.
o Collaborates with other Directors; serves as an advocate for the Project Team in corporate matters.
· Business Development
o Meets with potential clients, architects, etc. to explain CSM services and approach by attending interviews with project team.
o Maintains relationships with existing clients, architects, etc. by sending weekly progress updates, having continuous client interaction, etc.
o Participates in proposal development.
o Assists Marketing and Business Development departments by actively participating in market/client research and generating leads.
· Budgeting
o Analyze financial information (e.g. revenues, expenditures and cash management) to ensure all operations are within budget and correct based on negotiated rates.
o Identify modifications between actual and budgeted financial results at the end of each reporting period.
o Manages project close-out process.
o Reviews and manages internal project forecasting.
· Staffing
o Reviews and approves timesheets for assigned project team members.
o Assigns project managers and project engineers to upcoming projects.
o Maintains project team at 100% billable time.
· Project Pre-Construction/Planning Phase
o Takes the lead in project plan development creating a solid budget with a revenue goal as well as a solid construction timeline that meets the client’s expectations.
o Attends owner and design meetings to assist in the pre-planning of conceptual projects
o Works with clients and design teams to define project scope, schedule & budget
o Accountable for the development of:
§ Construction schedules
§ Work scopes
§ General Conditions budgets
§ Bid Strategies
§ Bidders lists, project manuals and other project documentation
o Reviews and approves construction budgets
o Conducts Pre-bid meetings and post bid interviews
o Provides value engineering analysis
o Conducts Owner Expectations meeting
· Project Construction Phase
o Takes an active role in day-to-day management of the entire project.
o Controls the financial aspect of the budget ensuring the project is in line to be at 100% of the budget.
o Leads Owner-Architect-CM (O/A/C) progress meetings
o Monitors Budget and Schedule and provides updates throughout the project.
o Provides Quality Assurance for construction means and methods and project safety.
o Manages and executes the Change Order process
o Reviews and approves monthly pay application
o Resolves conflicts between the Project Team and stakeholders
MINIMUM REQUIREMENTS:
· Bachelor’s Degree in the field of Construction Management or equivalent in education and experience and professional training deemed acceptable to serve the needs of the client and organization.
· Minimum 5-10 years’ experience in a construction project management role (superintendent, project manager, owner rep, etc.).
· OSHA 30-hour certification and CPR/1st Aid/AED certification.
· Proficient in Microsoft Office Suite and basic understanding of construction management software.
· Practical and diverse construction experience.
· A capacity and willingness for self-development and professional growth.
· Ability to lead a project within a timeline and budget.
Valued, but not required
· STSC certification
· Proficiency with Procore software.

The proper use of Personnel Protective Equipment may be required on the jobsite.
While working in the office, the employee works in an environment where for the most part ambient room temperatures, lighting and traditional office equipment are as found in a typical office environment.
