Project Manager, Cole West Development - Southern Utah

Cole West Development is a commercial general contractor focused on building multi-family and mixed-use assets across Southern Utah. Cole West Development works together with the other divisions of the CW Group to deliver the highest quality product on time and on budget.
JOB DESCRIPTION SUMMARY The basic function of the Project Manager is to manage all aspects of each project and provide leadership to employees, subcontractors, and trades to support multi-family projects. The Project Manager will oversee 2-3 multi-family housing projects simultaneously.
PROJECT MANAGEMENT DUTIES (not limited to):
- Own the project
- Manage project budget and schedule with objective of delivering project on time and within budget.
- Manage bidding and issuing of subcontractor agreements and establishment of project budget
- Approve project expenses based on established project budget
- Coordinate with city officials to secure permits and inspections
- Maintain positive working relationships with the city, subcontractors, suppliers, project team and all other project stakeholders
- Coordinate project team including architects, engineers, subcontractors, and Cole West management
- Conduct weekly project meetings
- Prepare weekly progress reports for Cole West management and capital partners
- Submit monthly pay applications to Cole West management and client
- Recommend relevant change orders to Cole West management
- Identify productivity issues and proactively resolving before the project is negatively impacted
EXPERIENCE & SKILLS
- 3-5 years managing multi-family or commercial construction projects
- Degree in Construction Management a plus
- Proficient in reading and understanding construction drawings (civil and architectural)
- Ability to oversee multiple tasks at one time with high integrity and the ability to be a self-starter
- Excellent interpersonal communication, team building, resource management and conflict resolution skills a must
- Microsoft Office skills required, including Word, Excel, and PowerPoint (Microsoft Project a plus)
