POSITION PURPOSE
To manage the region’s daily operations of the warehouse and its team members within CWS standards and protocol.
Responsibility: Process Work Orders and Customer Service
- Coordinate and delegate daily tasks to each member on the team using the company’s field service/ERP system.
- Communicate with the scheduler with any scheduling conflicts, services that may take longer than expected, or if unable to complete all job tasks for the day. Ensure that all work orders are processed accurately with minimal errors and high efficiency.
- Provide direct coverage for support staff as needed to include housekeeping and furniture functions.
- Maintain client satisfaction and excellent quality of services.
- Respond to all incoming phone calls and business text messages per company standards.
Responsibility: Leadership and Development
- Ensure the understanding and support of the CWS mission and philosophy among the team and ensure that it is carried out on a day-to-day basis.
- Interview, hire, and provide training to help team members develop professional goals through performance.
- Consult with the Director of Operations regarding staffing needs.
- Develop and maintain a positive working environment to include: motivating team members, building team morale, and developing and helping each team member with career development goals.
- Hold each team member accountable by counseling team members for performance or behaviors that fall below expectations. Document all counseling sessions with appropriate written documentation and forms. Consult with the HR department for guidance.
- Ensure that all team members conform to company dress code.
- Ensure that all team members conform to all health and safety rules.
- Ensure team members use appropriate safety equipment at all times.
Responsibility: Financial Accountability
- Assist leadership with managing the regions monthly budget by controlling the internal aspects of labor costs and expenditures.
- Create necessary reports for leadership in a timely and accurate manner.
- Process invoices and expenses within the company billing system.
Responsibility: Administrative
- Assist team members with all required work orders for the day, along with necessary forms and checklists.
- Schedule and complete all required trainings. Complete and submit documentation to the appropriate department.
- Ensure that team members submit all petty cash, mileage, and expense reports accurately and in a timely manner.
- Approve mileage and expenses in a timely manner, in accordance with company policy.
- Monitor and review timesheets and time-off requests submitted on a weekly basis. Approve timesheets and time-off requests in accordance with company policy while monitoring overtime hours to ensure efficient labor margins.
Responsibility: Inventory Management
- Plan all warehouse resources and activities in keeping with departmental objectives and targets.
- Track and monitor inventory that enter and leave the warehouse in accordance with company procedure.
- Submit necessary invoices and documentation per company protocol.
Responsibility: Vehicle Maintenance
- Complete regular vehicle inspections and audits to ensure that each company vehicle receives timely and regular maintenance and team members are following protocol with vehicle logs.
- Ensure company vehicles are being maintained in accordance to company policy by team members.
- Provide driving safety training to all team members in driving positions upon hire and annually thereafter.
Responsibility: Warehouse Management
- Oversee the general operations of the warehouse and notify the Director of Operations of any required maintenance, necessary renovations, or safety concerns that need immediate attention.
- Ensure that the warehouse meets or exceeds company standards of operations.
- Ensure that all company vehicle keys and necessary equipment are returned to the warehouse by end of business day before locking up the warehouse.
- Comply with all building management, federal, state, industry, and company regulatory requirements (e.g.: labor law postings, OSHA 300 logs, etc.).
Responsibility: Miscellaneous
- Support and uphold company mission, vision, and values.
- Maintain confidentiality of Home Services proprietary information, as applicable.
- Abide by company policies, procedures, practices, and applicable local, state and federal law.
- Abide by safety policies and procedures and bring any unsafe working conditions to the attention of management immediately.
- Maintain a professional attitude, demeanor, and appearance, at all times while representing CWS Home Services, especially while interacting with colleagues, customers, residents and guests.
- Promote positive teamwork and communications with coworkers and clients by maintaining a professional appearance and positive attitude, interacting and cooperating with other team members in a tactful manner, providing constructive feedback and positive solutions to problems, be open and receptive to constructive criticism and feedback, and seek ways to offer assistance to fellow coworkers.
- Overnight travel required.
- Other duties as assigned.
HOURS WORKED: Monday-Friday: 8:00am-5:00pm; variable work hours may be required due to business necessity.
WORK ENVIRONMENT: This job operates in a warehouse and apartment community work environment. This role routinely uses household cleaning supplies and may be exposed to dust, fumes, and gases prevalent around warehouses and apartment communities.
QUALIFICATIONS
Education/Certification:
Bachelor’s degree in Business Administration, Business Management, or 4 years of Warehouse and/or Operations experience would be equivalent.
Requirement:
Ability to pass background, drug and driving record check, as per company policy and guidelines
Experience Required:
Minimum of 2 years’ experience in operations and or Corporate Housing Industry- Working knowledge of Microsoft Office, Outlook, and & ERP systems
- Refined ability to delegate responsibilities and provide leadership and training to team members
- Clear and advanced written and verbal communication skills (bilingual in Spanish is preferred)
