What are the responsibilities and job description for the Property Manager position at Demeter Property Services LLC?
Looking for part-time property manager to take on a few tasks per week. Tasks include:
- Reach out to current tenants to increase rents. Consistently and constantly follow up with them daily to solicit increased rents. Call, email, text, mail notification of increase and make sure tenant is up to date.
- Reach out to tenants and make sure they are moved out at eviction date. Follow up daily and arrange with lawyer and Marshall to remove tenant if not vacated by eviction date.
- Liaise with contractor and property management team for repairs, maintenance, and service calls.
- Follow up with property management company for any rent increases.
- Monthly update of Google sheets on Drive for income, expenses, tenant info.
- Update and organize Google Drive folders and documents.
- Correspond with property management company and review income/expense statement monthly.
- Review accounting statements and ledgers for accuracy.
- Review tenant list and proactively propose rent increases.
- Bi-lingual in Spanish and English necessary
- Review tasks list and efficiently manage.
- Handle tenant inquires, service requests, maintenance projects.
- Develop cost saving strategies to reduce expenses.
- Need strong negotiation skills, ability to solve problems in cost effective manner, solid inter-personal skills, must be computer literate, ability to manage job on phone.

Pay: $18.00 - $23.50 per hour
