Responsibilities

As a Director, Partnerships – Sustainability, Innovation and User Experience with Hines, you will provide direction, strategy, and leadership to the Hines IFM portfolio and client Global Real Estate teams' sustainability and innovation initiatives. You will also coordinate and partner with Hines' Global Office of Innovation and Global ESG teams, helping cross-share, learn and support initiatives within Hines, that also will mutually benefit the client relationship. These programs will leverage Hines' ESG playbook and tools, through Hines' ESG portfolio. Candidates must be capable of operationalizing sustainability programming within the existing client footprint as well as the clients' flagship global headquarters currently in development in midtown Manhattan. Responsibilities include, but are not limited to:

  • Plan, implements, and maintains the IFM and client Global Real Estate teams' sustainability programs to reduce the use of renewable resources and minimize the environmental impact of operations
  • Assist senior-level leadership in the implementation of the IFM and client Global Real Estate teams' sustainability strategy
  • Act as primary point of contact on sustainability and ESG related initiatives with IFM & client team
  • Work with senior leaders to gather, analyze, and interpret data regarding financial and environmental impact of sustainability initiatives
  • Support implementation of industry sustainability standard practices such as Energy Star, LEED, WELL as well as advising on related corporate designations such as 9Foundations, ISO and UL.
  • Support clients project development team and ESG/EHS stakeholders to ensure cohesive implementation of ESG and performance contracting projects
  • Manage the delivery of a broad range of services in support of the client's sustainability goals and net zero carbon commitments
  • Develop long-term strategic plans and forecasting for the ESG programs and initiatives, in partnership with Hines Global ESG team, embedding and utilizing best practices from the Hines team
  • Research and provide recommendations on global renewable energy and carbon offset strategy and procurement
  • Identify and establish effective partnerships with all necessary vendors, consultants and procurement firms (with focus on energy conservation, workplace innovation and ESG resources), leveraging our Office of Innovation and ESG teams, as well as other central resource groups within Hines
  • Effectively develop scopes of work for and manage consulting of engineers performing audits
  • Supervise comprehensive ASHREA Level 1,2 and 3 energy audits to identify energy savings across the portfolio and execute carbon and cost reduction strategies
  • Develop and support utility management strategies across the portfolio
  • Monitor all energy usage across all buildings/campuses and develop an energy budget based on historical data benchmarked at all sites for cost savings
  • Baseline knowledge in energy/utility accounting software
  • Investigate and develop recommendations for ESG projects and energy cost-avoidance opportunities
  • Provide and present ESG project initiative reporting to all levels if Hines and client management including C-Suite executives
  • Plan, coordinate, and manage all ESG programs including employee development programs to Hines' quality standards and client operating objectives, in coordination with the Hines Global ESG standards
  • Ensure property compliance with all City, State, and Federal safety and environmental laws, codes, standards, and regulations related to unique equipment and processes that overlap with ESG efforts
  • Develop and streamline existing reporting capabilities from both a software standpoint and usability perspective to investigate new technologies
  • Participate and lead specific activities (up to 10% of time maximum) within Office of Innovation and/or ESG platforms at Hines, to support broader initiatives, cross-transmit ideas to client needs and, augment other Hines-relevant initiatives
  • Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member
  • Moderate participation in regional and firm-wide initiatives and assignments
  • Review contracts and other legal documents to ensure alignment with business objectives





Qualifications

Minimum Requirements include:

  • Bachelor's Degree an accredited institution required, preferably in a related field
  • LEED AP and/or (CEM) Certified Energy Manager certifications preferred
  • Five or more years in operating commercial building systems and technologies
  • Three or more years specialized in sustainability & ESG programs
  • Interact with clients, tenants, employees, visitors and contractors with integrity
  • High level presentation development and public speaking skills
  • Apply principles of rational systems and deal with a variety of concrete variables in situations where only limited standardization exits
  • Demonstrates excellent interpersonal, communication and presentation skills
  • Interpret instructions in written, oral, and diagrammatic or schedule form
  • Possess initiative to assume additional responsibilities
  • Set priorities and meet deadlines
  • Advanced competence with a variety of office and presentation software programs
  • Meet highest attendance and punctuality requirements
