Summary: In this Capital Markets position, you will succeed in efficiently cycling the firm’s funds to maximize returns for our investors and accelerate company growth. This will be accomplished through the sale of long duration loan products to our buying partners. In addition, you will be responsible for pledging loans using the firm’s debt facilities and or securitization vehicles thus optimizing DLP capital.
What you have already achieved: (Requirements)
- Candidate must have a strong background in Data Analysis in a Business Setting
- 2 Years of Finance experience is required
- Experience with debt placement or securitizations are strongly preferred
- Experience in Real Estate is a plus
- Strong Excel skills
- Experience with Google Suite preferred
- Strong Analytical Skills required
- Experience synthesizing data to produce actionable recommendations required
- Strong written communication skills
- Strong organizational skills required
What you are great at: (Responsibilities)
- Manage the sale of DLP Lending rental loans by:
- Analyzing and maintaining the rental loan pipeline identifying loans that are both ready to be sold and recommending the best loan buyer based on economics and other variables
- Creation and management of rental loan data tapes
- Upload source materials and data tapes to loan buyers and diligence firms’ portals
- Clear guidelines and other exceptions by finding missing source documents and waiving appropriate exceptions with compensating credit factors
- Investigating and clearing data tape discrepancies identified by diligence firms and loan buyers
- Assist in calculating the loan economics of each loan and trade settlements including the loan buyer buy price, accrued interest and net proceeds
- Recommend execution of loan buyer bill of sale by tying out trade economics and other relevant trade details
- Assist the Capital Markets Quality Coordinator by:
- collecting both electronic and physical loan legal and source documents to be sent to loan buyers’ custodians
- tracking sent physical files to the custodian and communicating with loan buyers to make sure the packages are “checked in”
- help with the creation and execution of bailee letters
- monitor and help clear post-close trailing document exceptions
- Transfer the servicing rights to loan buyers’ servicer by:
- Monitoring each trade servicing transfer date
- Creation of servicer data tapes
- Upload diligence and legal documents to the servicer
- Assist DLP’s accounting department in the initiation of wires sending collected escrows and reserves to the servicer prior to the servicing transfer date
- Manage financing repositionings of Multifamily and Commercial Assets by:
- Assist in creation and/or review of Lender packages
- Analyze asset financials and prepare financial models and write-ups for lender submission packages
- Assist in gathering 3-10 term sheets per loan request and preparing debt matrix to compare options w/ recommendations across bridge loans, construction loans, and perm loans (ie. agency, bank, life co., etc.)
- Assist in the loan closing process through compiling lender due diligence reporting, checklist management, providing legal support, etc.
- Manage the pledging of loans to Leverage facilities by:
- Supporting Multifunctional Financial Analyst:
- to maintain and help improve pipeline management tracking system for lending and capital transactions
- Monitor leverage facilities (including securitizations) and underlying pledged assets for potential curtailments including maturities/extensions, loan duration, delinquencies, LTV ratios and other such contingent repayment triggering events
- Monitor leverage facilities to ensure compliance with loan covenants and metrics, reporting requirements, compliance with underlying loan modification and extension provisions
- Responsible for the design, setup, maintenance and analysis of multiple loan and asset “data tape” schedules for use in numerous reporting, decisions, due diligence, research and projection projects including frequent ad-hoc special project reports and presentations
- Maintain and improve collateral stratifications and executive level dashboards & reports for leverage facilities and securitization programs’ performance
- Creation of marketing, due diligence and roadshow presentations to facilitate addition of leverage partners and investor participation in securitization syndications
- Assist in the decisioning on leverage facility assignments of loans receivable to maximize loan proceeds, after-leverage returns and cash flow management
- Maintain and enhance Leverage Facility Sizer and Loan IRR Calculator
- Attend company/industry events with occasional work on nights and weekends
- Attend all required meetings and work proactively to provide solutions to improve the performance of the management company
